What is pre-construction?

Buying a residence from the developer before the building is built, under a developer-written contract with deposits paid in installments as construction proceeds. In West Palm Beach six towers are in that phase, with deliveries from 2028 to about 2031, and six more are under construction or topped out with closer dates.

How much deposit do I need for a pre construction condo in West Palm Beach?

Typically 10 percent at contract and additional 10 percent installments at groundbreaking and topping out, with 20 to 50 percent out before closing. Florida law keeps the first 10 percent in escrow; the rest may fund construction if the contract carries the statutory legend. Exact schedules come from each developer's purchase agreement.

Can I cancel a new condo contract in Florida?

Within 15 days after signing and receiving the full disclosure package, yes, by written notice, for a full refund. A further 15 days opens after any amendment that materially and adversely changes the offering. On a resale the period is 7 business days. The right cannot be waived and ends at closing.

Who pays closing costs on new construction in Palm Beach County?

The buyer pays more than on a resale. Developer contracts shift the deed stamps and the owner's title policy to the buyer, usually as a developer fee of about 1.5 to 1.75 percent, plus note stamps and intangible tax if financed. The developer typically pays the buyer-broker commission.

What is a buyer's closing credit and is it legal?

A share of the commission the developer pays our brokerage, returned to you as a credit at closing. Florida's Real Estate Commission rule permits it with full disclosure to all parties. Your figure is confirmed in writing for your residence before you sign. It requires that we register you with the developer before your first contact with the sales gallery.

How much are HOA fees in the new West Palm Beach towers?

Developers publish estimated budgets in the prospectus rather than online. The only finished benchmark is Forté on Flagler, where listings show about $11,000 to $12,000 a month for a half-floor residence with full services. Expect branded buildings and small buildings with large amenity programs to run high per owner.

Which new condos in West Palm Beach are finished?

Alba Palm Beach on North Flagler, completed June 2026 with its final residences available for immediate occupancy, and Forté on Flagler, completed 2025 with one developer penthouse and early resales. The Bristol and La Clara are finished and resale-only.

Which is the most expensive new condo in West Palm Beach?

South Flagler House, where a South Tower duplex penthouse has been marketed near $70 million and remaining inventory runs from about $5.7 million to above $30 million. On the island, OLIN Palm Beach takes inquiries in bands up to and over $40 million without a published price list.

What is the cheapest new condo tower in West Palm Beach?

Mr. C Residences downtown, with entry reported between $1.4 million and $1.6 million for a one-bedroom furnished resort residence. Banyan Tree Residences starts near $1.8 million and Nora House in the low $2 millions. All three are inland downtown buildings.

Are the new towers on the water?

The Flagler Drive towers are on the Lake Worth Lagoon and OLIN is on the ocean. The downtown buildings, Mr. C, the Berkeley, Banyan Tree and Nora House, are inland; the Berkeley faces Clear Lake. Water views from downtown buildings begin on upper floors.

Which new condos have boat slips?

Olara has a private marina with house yachts; the Mandarin Oriental plans private slips; Alba has day docks; Maison d'Or includes a dock. The Rybovich district towers, if built, sit on a superyacht marina.

Is Related Ross the same as Related Group?

No. Related Ross is Stephen Ross's West Palm Beach company building South Flagler House, Edgeworth, Shorecrest and a Fern Street condominium. Related Group is Jorge Pérez's Miami company building the Ritz-Carlton Residences, Rosewood Residences and Apogee with BH Group. They share a history and nothing else.

Is OLIN Palm Beach an Aman?

No. The developers have denied any Aman affiliation in writing to the town and on the project's website. The confusion arises because OKO Group's founder chairs Aman.

When will Olara be finished?

The developer says topping out in spring 2027 and completion in 2028; the Palm Beach Post reported June 2028. The tower had passed the 18th of 26 floors by September 2026.

When will South Flagler House be finished?

Both towers topped out in November 2025 and the developer expects residents in 2027, with trackers narrowing it to the third quarter.

What is the Nora District?

A roughly 40-acre converted-warehouse neighborhood along North Dixie Highway north of downtown, developed by NDT Development, Place Projects and Wheelock Street Capital into restaurants, shops and a hotel. Nora House is its first for-sale condominium.

Why are there so few new condos on Palm Beach island?

The town's code caps multifamily buildings at five stories by special exception and nearly every parcel is built. Only two projects are approved: OLIN Palm Beach and a 12-villa condominium at 3031 South Ocean, both on the South End and both the first since Bellaria in 2006.

Do I need a Florida attorney for a pre-construction contract?

Not by law, but the contract is the developer's and the 15-day window exists for review. We recommend a condominium attorney and work with several who review developer agreements on a fixed fee inside the window.

Can I rent out a new condo?

It depends on the declaration. Mr. C's furnished lower-floor residences have no rental restriction and its upper floors require six-month minimums. Most other towers set minimum lease terms; ask for the rental section of the declaration before you contract.

What happens if the developer misses the delivery date?

The contract's outside date governs. Most allow extensions for force majeure; the remedy if the outside date passes is set by the contract and may include cancellation with a refund. Florida's escrow statute protects deposits regardless. Read the clause before you sign.

Can I sell my contract before closing?

Only if the contract allows assignment, and usually with a developer fee and consent. Many West Palm developers restrict assignment until a sales threshold is met. The clause is in the purchase agreement.

Every page carries its update date. The roster and facts were compiled in October 2026 from developer releases, city records and press, and are reviewed as buildings progress. Prices move by release and are confirmed with each sales team before a private viewing.

What does it cost to work with you?

Nothing. The developer compensates our brokerage on every new-construction sale, and we share part of it with you as a credit at closing.
