Pre-construction condos Fort Lauderdale
Contract on the plans in Broward
These Broward towers are taking contracts before vertical construction has started. On Fort Lauderdale Beach that means the Ritz-Carlton Residences on Bayshore Drive, the St. Regis at Bahia Mar, Riva Residenze on Harbor Drive and Bungalow East on Birch Road; downtown, Viceroy Residences; in Pompano Beach, W Pompano Beach, Ocean580 and Armani/Casa. Buyers get first choice of floors and lines and accept the longest hold.
Florida protects the first 10 percent of every pre-construction deposit in escrow until closing and gives the buyer 15 days to cancel after receiving the full disclosure package. Several of these projects have no groundbreaking or construction loan announced yet, which each building page notes. Ask what the contract's outside date is and what happens to deposits above 10 percent.
