Estimated credit at closing

$30,000

An estimate. Developers set their own terms per building and per release, so your figure is confirmed in writing for your residence before you sign. It requires that we register you with the developer before your first contact with the sales gallery. Permitted under Florida rule 61J2-10.028 with full disclosure.

How the money moves

  • You sign a buyer-broker agreement with us that states your credit in writing.
  • We register you with the developer before any contact with the sales gallery.
  • You contract and close on the developer's standard terms.
  • The developer pays our commission at closing and your credit appears on the closing statement.

Questions

Closing credit questions

Is a buyer credit from a brokerage legal in Florida?

Yes. Florida Administrative Code rule 61J2-10.028(2) states that sharing brokerage compensation with a party to the transaction, with full disclosure to all interested parties, is not a violation of the licensing law. The credit is disclosed to the developer and your lender and appears as a credit on the closing statement.

How is the credit paid?

As a credit to you on the closing statement, funded from the commission the developer pays our brokerage at closing. If you finance, your lender decides how the credit may be applied; most allow it against closing costs and prepaid items. On a cash purchase it reduces the funds you bring to closing.

What do I have to do to qualify?

Sign a buyer-broker agreement with us that states the credit and let us register you with the developer before you contact the sales gallery in any way. Developers only pay outside brokerages on buyers registered before first contact, so the order matters more than anything else.

Is the credit the same at every building?

No. Developers set their own terms per building and sometimes per release, which is why the estimator gives a range rather than a promise. We confirm the actual figure for a specific residence in writing before you contract.
