The pulse
Price per foot, market by market
Resales only: $1M and up where a market has enough of them, every resale where it does not. Each change compares the same buildings with the same six months a year earlier, and reads Steady unless the likely range clears zero.

Fort Lauderdale, resales, $1M and up, recorded Mar to May 2026. Compared with Mar to May 2025. Sales recorded in Jun 2026 are still arriving and appear in the building lists, not in these totals.
Resales are every sale after a residence's first. Developer closings are counted apart because they follow construction schedules: a tower delivering in one year would otherwise swing the comparison.

The method
From 97,254 deeds to the sales worth comparing
Public records are complete but noisy. This is how the Ledger reads them, every month.
- Deeds97,254
01Every transfer the Property Appraiser posted for Broward County since January 2025: houses, land, offices and condos.
- Condominium residences34,230
02Kept to residential condominium units. Commercial condos, co-ops and timeshares are set aside.
- Arm's-length14,838
03Only sales the Appraiser coded as arm's-length, at $50,000 and up. Family transfers, foreclosures, deeds in lieu and corrective deeds drop out.
- One residence per deed14,838
04Bulk deeds that carry one price across several units are set aside, so no price is counted twice.
- Matched to living area14,784
05Each residence matched by parcel to the 2026 preliminary tax roll for its living area, which gives a true price per square foot.
Resales
14,524
Every sale after a residence's first. They compare like with like from one year to the next.
New-development closings
314
The first sale of a residence finished that year or the year before. They follow construction schedules, so they are counted apart.
Every new sale in the buildings you follow
Recorded sales, asking prices and what remains in the new towers, sent to the private list before they reach this page.
Questions
About the Ledger
Where do these figures come from?
Every sale comes from the Florida Department of Revenue's Sale Data File for Broward County, which lists each sale the Property Appraiser recorded for each residence. Only sales the Appraiser coded as arm's-length are counted, including new-construction closings. Living area comes from the state's 2026 preliminary tax roll, matched to each residence by parcel number. The state file gives the month of each sale, not the day.
Why are resales and new-development closings shown apart?
A new tower closes most of its residences within a few months of delivery, so a single tower can double a market's sales in one season and vanish from the next. Resales are every sale after a residence's first, and they compare like with like from year to year. New-development closings are the first recorded sale of a residence completed in the sale year or the year before.
How is the Ledger checked?
Sales are read with the same rules as Palm Beach County: arm's-length codes only, one residence per deed, living area from the tax roll. Price changes compare the same buildings a year apart and read Steady unless the likely range, from 400 resamples, clears zero.
How current is it?
The state file runs from January 2025 through June 2026. Broward's 2026 final roll has not been posted yet, so this reads the preliminary roll the county filed in June; it is refreshed when the final roll posts. The latest month is still being recorded, so the totals and comparisons stop at the last full month; the building ledgers show every sale recorded so far.
What is missing from public records?
Asking prices, days on market and active listings are not part of the public record. They come from the multiple listing service, and an advisor can send them for any building on request.
