The pulse
Price per foot, market by market
Resales only: $1M and up where a market has enough of them, every resale where it does not. Each change compares the same buildings with the same six months a year earlier, and reads Steady unless the likely range clears zero.

West Palm Beach, resales, $1M and up, recorded Jun to Aug 2026. Compared with Jun to Aug 2025. Sales recorded in Sep 2026 are still arriving and appear in the building lists, not in these totals.
Resales are every sale after a residence's first. Developer closings are counted apart because they follow construction schedules: a tower delivering in one year would otherwise swing the comparison.

Quoted and recorded
The price per foot you hear, and the one on the deed
Market coverage in 2026 put Forté on Flagler at $2,500 to $3,000 a square foot and the Bristol at $3,500 to $5,000 and up. Each dot is a sale recorded in the last 12 months, priced on the living area in the county tax roll. Every Forté sale so far is a developer closing, most contracted before construction at earlier prices, so part of its gap is timing; the Bristol sales are resales.

The method
From 110,606 deeds to the sales worth comparing
Public records are complete but noisy. This is how the Ledger reads them, every month.
- Deeds110,606
01Every transfer the Property Appraiser posted for Palm Beach County since January 2025: houses, land, offices and condos.
- Condominium residences34,131
02Kept to residential condominium units. Commercial condos, co-ops and timeshares are set aside.
- Arm's-length14,655
03Only sales the Appraiser coded as arm's-length, at $50,000 and up. Family transfers, foreclosures, deeds in lieu and corrective deeds drop out.
- One residence per deed14,653
04Bulk deeds that carry one price across several units are set aside, so no price is counted twice.
- Matched to living area14,631
05Each residence matched by parcel to the 2026 tax roll for its living area, which gives a true price per square foot.
Resales
14,179
Every sale after a residence's first. They compare like with like from one year to the next.
New-development closings
474
The first sale of a residence finished that year or the year before. They follow construction schedules, so they are counted apart.
Every new sale in the buildings you follow
Recorded sales, asking prices and what remains in the new towers, sent to the private list before they reach this page.
Questions
About the Ledger
Where do these figures come from?
Every sale comes from the Florida Department of Revenue's Sale Data File for Palm Beach County, which lists each sale the Property Appraiser recorded for each residence. Only sales the Appraiser coded as arm's-length are counted, including new-construction closings. Living area comes from the state's 2026 final tax roll, matched to each residence by parcel number. The exact day of a sale comes from the Appraiser's own records where they match.
Why are resales and new-development closings shown apart?
A new tower closes most of its residences within a few months of delivery, so a single tower can double a market's sales in one season and vanish from the next. Resales are every sale after a residence's first, and they compare like with like from year to year. New-development closings are the first recorded sale of a residence completed in the sale year or the year before.
How is the Ledger checked?
Every sale counted as a developer closing, and every first sale in a building finished within the last six years, was checked against the residence's full deed history on the Property Appraiser's site; a sale with no earlier sale of $100,000 or more is a developer closing. A random sample of 50 sales matched the Appraiser's price and month 50 times out of 50. Price changes compare the same buildings a year apart and read Steady unless the likely range, from 400 resamples, clears zero.
How current is it?
The state file runs from January 2025 through September 2026. The latest month is still being recorded, so the totals and comparisons stop at the last full month; the building ledgers show every sale recorded so far.
What is missing from public records?
Asking prices, days on market and active listings are not part of the public record. They come from the multiple listing service, and an advisor can send them for any building on request.
