Merrimac Ventures

Merrimac Ventures is the Motwani family's Fort Lauderdale development company, led by brothers Nitin and Dev Motwani, whose Fort Lauderdale Beach holdings became the Four Seasons, the Conrad, the Gale and Paramount Fort Lauderdale. Bungalow East at 530 North Birch Road is its boutique condominium on the last of those beach parcels.

The firm traces to Ramesh and Ramola Motwani, who bought motels along A1A in the 1980s and kept buying after spring break ended. Their sons Nitin and Dev added Wall Street experience and expanded the firm into Miami Worldcenter and into projects from Telluride to Ocala. Merrimac reports more than $3 billion of completed projects and a pipeline above $3.7 billion, and lists the Waldorf Astoria Residences in Pompano Beach among current work.

At 530 North Birch Road the family won city approval in 2019 for an 11-story, 21-unit building and amended it in 2022 and 2024 to 14 stories and 36 units. It launched sales as Bungalow East in November 2024 with OneWorld Properties. The Bungalow East disclaimer notes the selling entity licenses the Merrimac Ventures name and that Merrimac Ventures is not itself the developer of record.
