SP Developments and partners
Four South Florida firms formed the joint venture behind Armani/Casa Residences Pompano Beach, a planned pair of 19-story towers with 28 full-floor homes at 1550 North Ocean Boulevard. Tomas Sinisterra's SP Developments has controlled the lot since 2015; Vertical Developments, WellDuo and GCF Development joined as partners, a group that also backs Riva Residenze in Fort Lauderdale. The project was announced in November 2024 and no construction start has been reported since.

SP Developments is a Miami company founded about 20 years ago by Tomas Sinisterra, a civil engineer, and run with chief executive Daniel Jaramillo. Its own project list is mostly multifamily rental and single-family work in Miami-Dade, Texas and Georgia, with Armani/Casa listed as its condominium project. The partners' Armani/Casa site describes GCF Development (Peter Jago and Charles Abele) as having more than $6 billion of development behind it; Vertical Developments as a Coral Gables developer led by Fernando de Nunez and backed by Peru's VyV Grupo Inmobiliario; and WellDuo as Eduardo Pelaez Romer's investment and development partnership, whose projects include Mirai in the Miami Design District.
The Pompano Beach site has a longer history than the brand. A Sinisterra entity bought the vacant 0.6-acre lot for $3.2 million in 2015, filed it in 2022 as Ocean Park Beach Residences, an identical 28-unit, two-tower plan by G3aec, and moved it in 2023 into Duet Property Development LLC, which the four partners control. The Armani/Casa launch in November 2024 promised reservations that fall, construction from the third quarter of 2025 and completion in 2028. As of October 2026 no groundbreaking, construction loan or contractor has been reported and the project website has not changed since May 2025.
Duet Property Development LLC, managed by entities of Peter Jago (GCF Development), Tomas Sinisterra (SP), Eduardo Pelaez (WellDuo), Cesar Paniagua and Carlos Rodriguez, owns the 0.6-acre Armani/Casa site; a Sinisterra-led company bought it for $3.2 million in 2015. Vertical, GCF and WellDuo are also partners on Riva Residenze in Fort Lauderdale.
