Witkoff, founded by Steven Witkoff in 1997 and led by chief executive Alex Witkoff, describes itself as a Miami-headquartered development and investment firm with more than 100 transactions, about 30 million square feet and over 12,000 residential units behind it, including One High Line in Manhattan and The Shore Club Private Collection in Miami Beach. PPG Development, led by founder and chief executive Ari Pearl, is a South Florida developer based at 501 Diplomat Parkway in Hallandale Beach whose record leans on golf-course redevelopment: Shell Bay on the former Diplomat golf property, The Club at Emerald Hills and Orangebrook in Hollywood, and Slate in Hallandale Beach.
At Shell Bay the partners opened the Greg Norman-designed Shell Bay Club in October 2023, reported $100 million of residence sales by January 2024 and closed a $273 million construction loan from J.P. Morgan and BDT & MSD Partners in November 2024. The residence tower, designed by Kobi Karp with AvroKO interiors, is expected to finish in 2027 alongside a 60-key Auberge hotel. In Palm Beach County, Witkoff's separate partnership with Access Real Estate owns the Belgrove resort and Dutchman's Pipe Golf Club.
