The Residences at Shell Bay is a 20-story tower of 108 condominiums inside Shell Bay, the gated 150-acre golf, racquet and marina club that Witkoff Group and PPG Development built on the west bank of the Intracoastal in Hallandale Beach. Auberge Collection staff run the building's services, AvroKO designed the interiors and Kobi Karp the tower. The structure has topped out, and press reports put the entry price at about $2 million.

About The Residences at Shell Bay
Kobi Karp designed a slim 20-story glass tower that rises behind the Mediterranean-style Shell Bay clubhouse and looks over both the golf course and the Intracoastal marina. Nievera Williams did the landscape. A 60-key Auberge hotel is planned beside it.
Vertical construction was complete by early March 2026, when the partners held a topping-out ceremony with Hallandale Beach Mayor Joy Cooper. The project is financed by a $273 million construction loan from J.P. Morgan and BDT & MSD Partners that closed in November 2024, and CondoBlackBook dates the groundbreaking to February 2025.

The developer lists 1 to 3 bedroom residences, all with a private balcony, plus a penthouse collection with private outdoor space and duplex penthouses with plunge pools and summer kitchens. Florida YIMBY and CondoBlackBook describe the range as 1 to 4 bedrooms; ask which plans remain before assuming a 4-bedroom exists. CondoBlackBook gives sizes of about 900 to 4,000 square feet. No floor plans are published.
Ceilings are 10 feet clear and walls of glass open to wraparound terraces. AvroKO specified white oak cabinetry, honed marble counters and islands, Gaggenau appliances including an induction cooktop and wine refrigerator, and primary baths in honed marble with a freestanding tub in most residences. Residences have semi-private or private elevator access and a valet closet for deliveries.

Inside the residential program are rooftop pools with cabanas at the top of the tower, a 20,000-square-foot clubhouse with a dining room and bar, an indoor-outdoor spa and fitness center with boxing and reformer Pilates, a 30,000-square-foot event space, and an entertainment suite with a bowling alley and screening room. Parking is enclosed with EV charging, and storage units are available.
Around it is the Shell Bay Club: a Greg Norman championship course of about 7,250 yards, a 9-hole par 3 course, a racquet club with clay, pickleball and padel courts, and a yacht club with 48 slips. The Residences at Shell Bay location
Shell Bay sits off Diplomat Parkway on the mainland side of the Intracoastal in Hallandale Beach, at the Hollywood line. The beach and The Diplomat Beach Resort are across the water on A1A, Gulfstream Park and Aventura Mall are a short drive south, and Fort Lauderdale-Hollywood International Airport is about 15 minutes north. - The Auberge name is licensed, not owned. The developer's own terms say the license can end, and with it the branding and brand-linked services.
- Club membership is not spelled out on the official site. Get the golf, racquet and yacht club terms, initiation and dues in writing from the offering documents.
- The bedroom range differs between the developer (1 to 3) and press reports (1 to 4), and the only published sizes are a broker's 900 to 4,000 square feet.
- The 60-key Auberge hotel is due to open in 2027 next to the tower, so its construction may overlap the first months of occupancy.
- The site is in FEMA flood zone AE with an 8-foot base flood elevation. Price windstorm and flood insurance before you sign.

When will The Residences at Shell Bay be finished?
The 20-story tower topped out in March 2026 and the partners and Auberge say it will be finished in 2027. No month has been published. Facade, interiors and the certificate of occupancy are the remaining milestones.
