Mandarin Oriental Residences West Palm Beach vs New York: what the same money buys
At the same price, Mandarin Oriental Residences West Palm Beach buys roughly two and a half to nearly four times the space of the brand's own Fifth Avenue building in New York. Florida's higher property tax and larger homes raise the monthly carry, and New York's income tax usually decides the move.

The short answer
- At $3.5 million the Fifth Avenue building lists an 886-square-foot one-bedroom; in West Palm Beach the same figure is the reported entry for homes starting near 2,150 square feet.
- Recent sales at 685 Fifth average about $4,254 a square foot, against a tracker figure near $1,800 for the West Palm Beach tower.
- The combined top New York State and City income tax rate is 14.776 percent, and Florida has no state personal income tax.
- An owner who keeps a New York apartment and spends more than 183 days in the state can remain taxable as a New York resident.
- A larger Florida home at the same price costs more to carry each month, so income decides the comparison rather than the purchase price.
The figures side by side
- Mandarin Oriental Residences, Fifth Avenue, 685 Fifth Avenue, Midtown Manhattan, New York. SHVO's conversion of the 1926 former Gucci headquarters into about 65 Mandarin Oriental-managed condominiums, closings since 2023, recent sales averaging about $4,254 a square foot.

Mandarin Oriental Residences West Palm Beach vs New York at the same price
The comparison turns on space and tax. At about $3.5 million, the brand's Fifth Avenue building lists an 886-square-foot one-bedroom. In West Palm Beach the same figure is the reported entry for two- to four-bedroom homes starting near 2,150 square feet, before income tax enters the sum.
The West Palm Beach tower also goes by The Residences at Mandarin Oriental, West Palm Beach and by its address, 5400 North Flagler. Toronto's Great Gulf develops it under a brand license from Mandarin Oriental Hotel Group. Safdie Architects designed it with Spina O'Rourke + Partners, Studio Munge handles the interiors, and Cervera Real Estate sells from 201 Worth Avenue.
The tower rises 31 stories and holds 87 residences, including 2 multi-level villas and a full-floor penthouse. There are no hotel rooms. What the brand delivers to owners is set by the license, and its terms sit in the offering documents.
Mandarin Oriental Residences, Fifth Avenue is SHVO's conversion of the 1926 former Gucci headquarters at 685 Fifth Avenue, with closings since 2023. CityRealty lists 65 residences on 30 floors, while marketing copy cites 69 homes on 29, a discrepancy that recurs across sources. The residences come furnished and managed by Mandarin Oriental, with a rooftop pool and Daniel Boulud's private dining room.
Mandarin Oriental West Palm Beach price per square foot against 685 Fifth Avenue
Manhattan has the clearer price record. A CityRealty snapshot of 685 Fifth taken October 15, 2026 shows 10 active listings averaging $4,205 a square foot and 24 recorded sales averaging $4,254. Asks run from a 603-square-foot studio at $1.75 million to a 2,437-square-foot two-bedroom penthouse at $15 million.
Residence 17A, a 1,304-square-foot two-bedroom, asks $8.8 million. Two July 2026 closings, 22A and 19A, traded about 13 to 14 percent below their asking prices. Sponsor pricing on Fifth Avenue is negotiable, and the closings show by how much.
West Palm Beach pricing is less settled. The Palm Beach Post reported $3.5 million to $20 million excluding penthouses, and a market tracker lists a $3.9 million entry at about $1,800 a square foot. Sizes run from 2,151 to 6,339 square feet according to CondoBlackBook, or about 2,300 to more than 5,800 according to Florida YIMBY. The developer quotes pricing on request.
The space gap is wide. At $1,800 a square foot, the $8.8 million that buys 17A on Fifth Avenue buys about 4,900 square feet on North Flagler Drive, roughly 3.7 times the space. The West Palm Beach tower has no resale history yet, so the current price sheet from the sales gallery is the figure to obtain.
New York residency follows the apartment and the day count
Income tax usually decides the move. For 2025, New York State's top rate is 10.9 percent on taxable income above $25 million for joint filers. New York City's resident rate reaches 3.876 percent above $90,000. Combined, the top marginal rate is 14.776 percent, about $147,760 on every $1 million taxed at those rates. Florida's constitution prohibits a state income tax on individuals.
A Florida purchase does not by itself end New York residency. Under the statutory residency test, a person who keeps a permanent place of abode in New York and spends more than 183 days there is taxed as a resident, regardless of domicile. The Court of Appeals in Gaied in 2014 required the abode to serve as the taxpayer's residence.
Keeping the Manhattan apartment while counting days is planning work for an accountant rather than a broker. On the Florida side, an owner who makes the residence a permanent home by January 1 qualifies for the homestead exemption under section 196.031. The Save Our Homes cap then limits annual assessment growth to 3 percent. Non-homestead property is capped at 10 percent and resets on sale.
Carrying costs at Mandarin Oriental Residences West Palm Beach and 685 Fifth Avenue
The monthly carry runs against the space advantage. Residence 17A at 685 Fifth lists common charges of $4,833 and real estate taxes of $2,594 a month, about $89,100 a year or $5.70 a square foot monthly. The tax line is low relative to price, at about $31,100 a year on an $8.8 million ask.
West Palm Beach taxes are not low. The 2025 stack on North Flagler Drive is 20.4468 mills, so a $3.5 million residence assessed at full value pays about $71,600 a year before homestead. An $8.8 million residence pays about $179,900.
Dues are known only from one brokerage page, which shows about $2.66 a square foot a month for a residence it does not name. At that rate a 4,900-square-foot home would carry roughly $13,000 a month in dues plus about $15,000 in tax. The developer's estimated budget is the number to request.
Closing costs move the other way. New York charges the buyer a mansion tax of 1 percent from $1 million and a city supplemental tax of 0.25 to 2.9 percent from $2 million. New-development buyers are customarily asked to pay the sponsor's transfer taxes, including the city's 1.425 percent residential rate above $500,000. Florida charges deed stamps of 70 cents per $100, which developer contracts typically shift to the buyer.
Delivery at 5400 North Flagler is years away and the deposit terms carry the risk
The West Palm Beach tower is early. On September 29, 2025 the City Commission approved a 31-story, 380-foot, 97-unit project after staff had recommended denying one waiver. It is now marketed with 87 residences. Groundbreaking is anticipated in 2027, and completion dates range from 2029 to 2031 depending on the source.
The 685 Fifth building, by contrast, can be inspected today. Two precedents bear on the Florida purchase. The Palm Beach Post noted repeated completion delays and buyer deposit lawsuits at Mandarin Oriental's Boca Raton residences. Stet News reported that residents of Great Gulf's La Clara at 1515 South Flagler sued over alleged construction failures.
Neither report settles an outcome here. Both justify a close reading of the deposit terms. Brokers report 10 percent at reservation, 10 percent at contract, 10 percent at groundbreaking, 10 percent at the 15th floor and 60 percent at closing.
Section 718.202 governs how deposits above 10 percent may be used, and section 718.503 gives a 15-day cancellation right after signing or receipt of the documents. The site is in FEMA Zone X shaded, outside the special flood hazard area.
The West Palm Beach residence suits a buyer ready to change domicile
The West Palm Beach residence suits a New York buyer who intends to change domicile and can wait for delivery, in exchange for a full-size family home on the water with private dockage. The Fifth Avenue building suits a buyer who needs a furnished city base now, will remain a New York taxpayer regardless and values a lower monthly carry.
For a household that will split time, days in New York and taxable income settle the comparison more than price per foot. An advisor can arrange a private presentation at the Worth Avenue sales gallery for the West Palm Beach tower.
Questions to put to the sales team
- Why is the building marketed with 87 residences when 97 were approved, and has the declaration been filed?
- What is the developer's estimated monthly assessment per square foot, and what does it include?
- Is the brokerage-reported 10, 10, 10, 10, 60 deposit schedule current, and are any deposits used for construction?
- Which Mandarin Oriental services are included, and what happens to the residences if the brand license ends?
- How many boat slips are planned, and are they deeded, assigned or leased?

Questions this article answers
How much are condos at Mandarin Oriental Residences West Palm Beach?
Reported pricing runs from $3.5 million to $20 million, not including penthouses. A market tracker lists a $3.9 million entry at about $1,800 a square foot, and a brokerage page lists $3.9 million to $10.7 million. Residences are 2 to 4 bedrooms of about 2,151 to 6,339 square feet, and the developer quotes pricing on request.
Is there a Mandarin Oriental hotel at the West Palm Beach residences?
No. The 31-story tower at 5400 North Flagler Drive will have no hotel rooms. Great Gulf develops it under a brand licensing arrangement with Mandarin Oriental Hotel Group, which provides residential services such as concierge, valet and housekeeping coordination. Read the license terms in the offering documents before signing.
Does a buyer stop paying New York income tax after buying in West Palm Beach?
Not automatically. New York taxes as a resident anyone who keeps a permanent place of abode in the state and spends more than 183 days there, regardless of domicile. An owner who keeps a Manhattan apartment must manage both domicile and day counts. Florida has no state personal income tax once residency is properly established.
What are common charges at Mandarin Oriental Residences Fifth Avenue?
Charges vary by residence. Residence 17A, a 1,304-square-foot two-bedroom asking $8.8 million, lists common charges of $4,833 a month and real estate taxes of $2,594 a month. A one-bedroom listed at $3.5 million shows common charges of $4,458. Recent sales in the building have averaged about $4,254 a square foot.
When will Mandarin Oriental West Palm Beach be completed?
Groundbreaking is anticipated in 2027, once the existing 1966 rental building is cleared. Florida YIMBY reported completion anticipated in 2029, while CondoBlackBook and Haute Residence list 2031, so sources differ by 2 years. Rely on the outside completion date in the purchase agreement rather than marketing estimates.
Who is developing Mandarin Oriental Residences West Palm Beach?
