About The Residences at Mandarin Oriental, West Palm Beach
Safdie Architects, the firm behind Marina Bay Sands and Habitat 67, designed a stepped tower with terraced gardens by Enea, about 360 to 380 feet tall on roughly 2.46 acres with 215 feet of Intracoastal frontage. There is no hotel: the brand licenses its name and service standards to a purely residential building. Great Gulf bought the 1966 Poinsettia apartments for $28.5 million in February 2024 and is demolishing them.
The approval was contested. City staff recommended denial of the setback waiver, Northwood Harbor residents objected to a wall of condominiums, and the Commission approved it unanimously anyway on September 29, 2025 as a 97-unit project. The sales launch five months later offered 87 residences; the difference is not explained in public sources.
