New condos on North Flagler Drive West Palm Beach right now
New condos on North Flagler Drive West Palm Beach run from about $1.7 million at Olara to a $16.95 million penthouse contract at The Ritz-Carlton Residences, West Palm Beach. The buildings sit at every stage. Alba Palm Beach is finished and offers immediate occupancy, while Shorecrest, Olara and the Ritz-Carlton are under construction. Mandarin Oriental Residences, West Palm Beach has not yet broken ground.
Geography explains most of the differences. The south cluster occupies the 1700 to 1900 blocks near Currie Park, where the Ritz-Carlton at 1717, Shorecrest at 1865 and Olara at 1919 stand within a few hundred feet of each other. The north cluster sits at Northwood Harbor, with Alba Palm Beach at 4714 and Mandarin Oriental at 5400, closer to the Rybovich marina and farther from downtown.
Each tower has its own developer. Related Group and BH Group are building the Ritz-Carlton, Related Ross is building Shorecrest and Savanna is building Olara. BGI Companies and Blue Road Group developed Alba, and Great Gulf is behind Mandarin Oriental. The press now calls the stretch the billionaires corridor, a label that reflects the waterfront more than any single building.
North Flagler Drive condo prices and price per square foot by building
Per-foot figures give a rough ladder. Tracker data places Olara at about $1,370 to $2,000 a square foot, the Ritz-Carlton near $1,600 and Mandarin Oriental near $1,800. Entry prices follow the same order. Olara quotes from $2 million on its own site and has been reported from $1.7 million, while the Ritz-Carlton quotes from $3 million.
Two buildings carry conflicting entry figures. Mandarin Oriental was reported from $3.5 million by the Palm Beach Post and from $3.9 million by Haute Residence. Shorecrest was reported from $3.5 million in the groundbreaking coverage by CBS12 and Behind the Hedges, and from $2.7 million by CondoBlackBook and the Palm Beach Post.
Listings fill in the rest. Shorecrest's October 2026 listings run from about $3.99 million to $14.75 million for residence 2801, across homes of 2,015 to 4,760 square feet, 4 to a floor. Alba's developer quotes from just under $3 million. A 4,471-square-foot Alba townhome closed for $10.443 million in July 2026 as a sponsor sale.
Branding and delivery timing explain most of the per-foot spread, more than position on the corridor. Mandarin Oriental is the highest per foot and the furthest from completion. Olara has the widest range because it has the most residences to price. The current price sheet from each sales gallery is the figure to compare.
The north end sits outside the special flood hazard area
The flood maps split the corridor in two. Under FEMA maps effective December 20, 2024, the Ritz-Carlton, Shorecrest, Olara and the approved Rosewood Residences West Palm Beach site lie in Zone AE. The base flood elevation there is 8 feet NAVD88, and a VE coastal high-hazard strip runs along the seawall.
Mandarin Oriental and Alba Palm Beach are in Zone X shaded, a 0.2 percent annual chance area outside the special flood hazard area. FEMA requires flood insurance on homes in high-risk flood areas that carry mortgages from government-backed lenders. For a financed purchase, that rule applies across the southern cluster.
In a new tower the practical questions are the same in either zone. They cover the finished-floor elevation of the lowest residences, where the electrical and generator equipment sits and what the association's flood policy covers. Each answer belongs in writing from the sales gallery.
Flood zone is one reason the north end prices close to the south end despite its distance from downtown. Buyers who put water access ahead of walkability often find that the north cluster's lower mapped risk offsets the longer drive.
Dues and deposits remain estimates until each prospectus
No developer on the corridor has published an operating budget, so broker and listing figures are the working guide. Olara is estimated at about $1.13 to $1.75 a square foot a month, and the Ritz-Carlton near $1.99. One brokerage page puts Mandarin Oriental near $2.66.
Listings add monthly totals. A single Shorecrest listing quoted about $4,032 a month for residence 302. Alba listings show roughly $3,100 to $3,700 a month for 2- and 3-bedroom homes near 1,800 square feet, and $7,900 to $8,200 for homes of 3,170 to 4,471 square feet. The estimated budget in each prospectus is the binding number.
Deposits generally reach 40 percent before closing. Shorecrest's June 2025 fact sheet listed 10 percent each at reservation, contract, groundbreaking and the purchaser's floor, then 60 percent at closing. The Ritz-Carlton is broker-reported at 20, 10, 10 and 60. Mandarin Oriental's brokerage-reported schedule mirrors Shorecrest's, with the fourth payment at the 15th floor.
Olara's terms vary by broker page, and Alba, being complete, closes like a resale. Delivery spans several years. Alba was completed in June 2026 and Shorecrest targets 2027. The Ritz-Carlton targets the first quarter of 2028, Olara June 2028 according to the Palm Beach Post, and Mandarin Oriental 2029 to 2031 depending on the source.
Rosewood is the next approved tower on North Flagler Drive
The next tower likely to launch is Rosewood Residences West Palm Beach at 2001 North Flagler. Related Group and BH Group plan 27 stories and 90 residences, with homes averaging about 3,382 square feet. The city approved it in mid-2026. Pricing and a sales gallery have not been released.
New supply is constrained. Rules adopted in 2025 limit new filings to 300 feet north of 44th Street, and in May 2026 the planning board recommended denial of Alba Reserve next to Alba Palm Beach. Developers are paying up for the remaining sites, with about $200 million offered for La Fontana and a reported $295 million for Portofino South.
The scarcity cuts both ways for an owner. It supports resale values in the finished towers, and it also means years of construction on neighboring parcels. Each sales gallery should be asked what is approved or proposed on the adjacent lots before a reservation.
Match the tower to the move-in date and the operator
The move-in date narrows the field first. A buyer who needs to move in now has one new option: Alba Palm Beach and its remaining inventory. For the widest amenity program and the lowest entry, the building is Olara. For 4 homes per floor and a Related Ross build, it is Shorecrest.
A buyer who wants a hospitality operator looks at the Ritz-Carlton or, on a longer horizon, Mandarin Oriental. The 2025 West Palm Beach tax stack of 20.4468 mills applies to every tower on the corridor. Differences in annual cost therefore come from dues, insurance and price. An advisor can arrange private viewings across the corridor in a single visit.
