Banyan Tree Residences West Palm Beach vs Ritz-Carlton Sunny Isles for the branded residence buyer

Banyan Tree West Palm Beach vs Ritz-Carlton Sunny Isles is a choice between a branded downtown tower still on paper and a finished oceanfront building with years of recorded sales. Per foot, the gap is narrower than the two settings suggest.

The short answer

  • The top Banyan Tree four-bedroom is listed near $2,440 a square foot, above the roughly $1,990 to $2,250 at which the Sunny Isles Ritz-Carlton has recently traded.
  • Banyan Tree opens near $1.9 million with one-bedroom corner homes; the Ritz-Carlton has no one-bedrooms, and current listings start near $3.4 million.
  • Property tax favors Sunny Isles Beach at 16.7227 mills, against 20.4468 in West Palm Beach on the latest adopted rates.
  • Banyan Tree sits outside the FEMA special flood hazard area, and it is also off the water, which is the trade.
  • A developer contract brings a 15-day statutory right to cancel and escrowed deposits; a resale brings closed comparables, an operating budget and immediate use.

Banyan Tree West Palm Beach vs Ritz-Carlton Sunny Isles in brief

The comparison comes down to timing and setting. Banyan Tree Residences West Palm Beach is an 88-residence pre-construction tower at 400 Hibiscus Street, selling from about $1.9 million. The Ritz-Carlton Residences, Sunny Isles Beach is a finished 52-story oceanfront building where recent sales averaged about $1,990 a square foot.

The pairing is closer than it looks, because neither building has a hotel operating inside it. At delivery, the Sunny Isles tower at 15701 Collins Avenue was reported as a standalone Ritz-Carlton residence with no hotel on the premises. The filed plans for 400 Hibiscus show residences, a clubhouse and ground-floor retail only. Both sell managed service and a spa program under a global brand, to buyers who want no hotel guests in the lobby.

Banyan Tree Residences WPB is Banyan Group's first residential project in the United States. Mast Capital and Curated JCZM Development are the developers, with OMA's Jason Long as design architect and Corwil Architects as architect of record. Fortune International Group and Chateau Group developed the Sunny Isles tower with Arquitectonica.

The settings pull apart. Banyan Tree stands on a downtown infill site one block from CityPlace and 2 blocks from the Intracoastal, while the Ritz-Carlton has 250 feet of beach. The buyer is choosing which compromise to accept.

Banyan Tree Residences West Palm Beach price per square foot against Sunny Isles resales

Published figures for Banyan Tree disagree, and the spread is the story. The Haute Residence tracker put the building near $1,200 a square foot in September 2026, while CondoBlackBook's building page shows an average of $2,052. Residence 2403, a 2,962-square-foot four-bedroom listed at $7,228,000 after a $210,000 reduction, works out to about $2,440.

The Sunny Isles building has real closings to read. A building data page compiled from county records shows the median price per square foot rising from $1,949 in 2023 to $2,108 in 2025. Across 5 sales in 2026 through late September, it reached $2,246. The record remains Penthouse 5101, sold for $37 million in May 2023.

The pace is measurable too. Eight sales are counted in the year to October 2026, at an average of $5,025,000 and $1,991 a square foot. They closed at 93 percent of asking after an average of 148 days.

The lower Banyan Tree floors are priced below a delivered oceanfront Ritz-Carlton per foot, and the upper corner homes above it. That upper-floor premium buys new construction, a West Palm Beach address and the wellness program rather than water frontage. Entry is quoted at $1.9 million at launch, $1.8 million by Haute Residence and $1,716,000 by CondoBlackBook. The low tracker figure reflects the smallest homes, so the full price sheet is the document to request.

Sunny Isles Beach taxes run lower and its dues are on record

Dues at Banyan Tree are still an estimate. The listing for residence 2403 shows an association charge of $6,368 without stating the period; read as monthly, it is about $2.15 a square foot. The binding figure will be the estimated operating budget in the prospectus.

The Ritz-Carlton's fees are listed at $2,800 to $6,200, and a 1,605-square-foot listing, residence 1003, showed $2,465 a month. A resale buyer can request the adopted budget, the reserve schedule and recent minutes. A pre-construction buyer gets projections.

Taxes favor Sunny Isles Beach. The Miami-Dade Property Appraiser's 2025 adopted millage chart puts the Sunny Isles total at 16.7227 mills, down from 16.8397 in 2024. The 2025 West Palm Beach stack is 20.4468 mills, and parcels inside the Downtown Development Authority district add 0.97. On a $5 million residence assessed at full value, that is about $102,200 a year in West Palm Beach against about $83,600 in Sunny Isles, before any homestead exemption.

Whether 400 Hibiscus falls inside that district is a question for the sales gallery. A Ritz-Carlton resale is reassessed at market value after the sale, so the seller's capped assessment does not transfer. Non-homestead property is capped at 10 percent annual assessment growth and homesteads at 3 percent under Save Our Homes. Florida levies no state personal income tax in either county, so for a buyer changing domicile the comparison is property tax, dues and insurance.

Banyan Tree Residences West Palm Beach floor plans and the Ritz-Carlton bedroom mix

Banyan Tree offers 1 to 4 bedrooms plus a Penthouse Collection. The developer's announcement says every residence is a corner home with a wraparound terrace, and most have private elevator entry. Brokerage-reported interiors run from 1,078 to 2,962 square feet, with interiors by Yabu Pushelberg and landscape by Enea.

The amenities center on wellness. A full wellness floor holds a spa, hammam, cryotherapy, a meditation dome and a cold plunge, beside a 5,700-square-foot clubhouse. Owners also gain Sanctuary Club access to more than 100 Banyan Group hotels and resorts.

The Sunny Isles building skews larger. Its building data page records 80 two-bedroom, 82 three-bedroom, 40 four-bedroom and 4 five-bedroom homes plus 3 studios, with no one-bedrooms. Sizes range from 1,447 to 8,569 square feet, with a median of 2,137. A 33rd-floor club level holds guest suites, and the grounds add 2 pool decks, a beach restaurant and bar, a kids club and a full-service spa.

The split is practical. A one-bedroom or a lock-and-leave two-bedroom near $2 million to $3 million exists new only at Banyan Tree. A family that needs 4 bedrooms above 3,000 square feet has more choice in Sunny Isles, because Banyan Tree's largest published interior is 2,962 square feet and penthouse plans have not been released.

Weigh the developer protections against the resale checklist

Banyan Tree is early in its schedule. Sales at 400 Hibiscus launched on March 24, 2026, through Douglas Elliman Development Marketing. The Downtown Action Committee approved the tower unanimously on August 12, 2026, at 5.5 FAR using transferred development rights, which the city described as the final approval needed.

No groundbreaking date or construction loan has been announced, and completion is targeted for 2029. Published story counts range from 22 to 28, because the official site does not state one. The height and the start date both remain open.

Florida law gives the developer buyer 2 protections. Section 718.503 allows cancellation of a developer contract within 15 days of signing or of receiving the required documents. Section 718.202 requires deposits to be held in escrow, and amounts above 10 percent of the price may fund construction only if the contract allows it and the statute's conditions are met. The Banyan Tree deposit schedule has not been published, so request it in writing.

The Sunny Isles resale carries a shorter document-review window under section 718.503 and a different checklist. It covers the structural integrity reserve study required by section 718.112, the funding level of reserves, any special assessment history and insurance renewals. An average of 148 days to sell signals a liquid market rather than an instant one. That is the best available proxy for how a branded tower holds buyers once the developer has left.

Each building suits a different owner

Banyan Tree suits a buyer who wants a new branded home in Palm Beach County at a lower entry point and who walks to restaurants rather than to the sand. It suits an owner who values a deep wellness program and can carry a deposit for several years. Corner exposures toward the Intracoastal and the skyline partly offset the lack of water frontage.

The Ritz-Carlton in Sunny Isles suits a buyer who wants the beach now and needs 3 or more bedrooms. It suits an owner who prefers to price against recorded sales and accepts Miami-Dade's lower millage in a building now in its reserve-study years. A Premier Listings advisor can arrange private viewings of both, including the Banyan Tree sales gallery at 400 Hibiscus Street, which opens by appointment.

Questions to put to the sales team

  • What is the full price sheet by floor and line, and how many residences remain at the entry price?
  • What deposit schedule applies, and will deposits above 10 percent be used for construction under section 718.202?
  • Is the $6,368 association figure for residence 2403 monthly, and what does the estimated operating budget assume for insurance?
  • Is 400 Hibiscus inside the Downtown Development Authority taxing district?
  • When is groundbreaking expected and has a construction lender been selected?
  • Which Banyan Group services are included in dues and which are charged per use?
