Branded residences in Palm Beach: what the name buys you

Branded residences arrived in West Palm Beach in 2023, and 5 brands now have buildings in sales or under construction. A brand license brings a management agreement with written service standards, a recognized name at resale and sometimes privileges across the brand's hotels. It also adds a licensing fee to the price and to the dues. Only Mr. C has a hotel in the building. Aman on the island and St. Regis on North Flagler are rumors the developers have not confirmed.

The short answer

  • A brand licenses its name and standards. The hotel company is not the developer and does not guarantee the project.
  • Only Mr. C Residences includes hotel rooms, with 110 suites; the Ritz-Carlton, Rosewood, Mandarin Oriental and Banyan Tree buildings are residential only.
  • Brand buildings carry licensing fees that appear in the price per square foot and in the association budget.
  • Banyan Tree's Sanctuary Club extends privileges to more than 100 hotels and 140 spas worldwide.
  • OLIN Palm Beach is not an Aman, and the 2085 North Flagler towers are not a confirmed St. Regis.

A branded residence license buys standards and a name

The developer signs a licensing and management agreement with the hotel company. The brand lends its name, reviews the design and sets service standards for the staff. It often manages the building after completion through its residential division.

The buyer gets a concierge trained to the brand's manual and an operating standard that survives changes of ownership. The name also appears in the listing when the residence sells.

The buyer does not get the hotel company's balance sheet. The Ritz-Carlton's own sales site says Marriott has not confirmed the project's statements. That language is standard, and it is worth reading before signing.

Branded residences in West Palm Beach cost more per foot and unevenly

The premium is real and uneven. The Ritz-Carlton Residences are reported near $1,600 a square foot and the Mandarin Oriental near $1,800. Unbranded Olara runs about $1,370 to $2,000, and Banyan Tree downtown about $1,200. Location and finish matter more than the logo.

At resale, branded buildings in Miami have historically held per-square-foot values above unbranded neighbors. That record is the thesis buyers are paying for here. Dues include the brand's management fee, so the proposed budget and the term of the management agreement are the documents to request.

Three brand rumors should stay out of the price

Three names circulate without support. OLIN Palm Beach was reported as an Aman residence after an architect mentioned the brand at a town hearing. OKO Group wrote to the town denying any affiliation, and the project's website says it is not affiliated with Aman.

The Palm Beach Post has reported that Terra plans a St. Regis-branded tower at 2085 North Flagler. Neither Terra, BH Group nor Marriott has confirmed it.

Four Seasons has been speculated for Fort Partners' Harbor Towers assemblage on the South End, with no filing. None of the three should be priced into a purchase decision.
