Mr. C Residences West Palm Beach: the Cipriani hotel tower downtown and what to ask before you buy

Mr. C Residences West Palm Beach is the lowest-priced new condominium in downtown West Palm Beach and the only one with a hotel inside it. The residence line, the documents behind the brand and a construction schedule already past its midpoint decide the purchase.

The short answer

  • Entry pricing is reported near $1.4 million to $1.6 million, about $1,100 a square foot, the lowest of downtown's new towers.
  • Two products share the tower: 57 furnished Resort Residences that can be rented through the hotel, and 89 Tower Residences with a six-month minimum lease.
  • The tower stands 3 blocks from Flagler Drive, in FEMA Zone X, outside the special flood hazard area.
  • More than 85 percent was reported sold and the structure is past its midpoint; completion has slipped once, to 2027.
  • The deposit schedule and the dues are broker estimates until the prospectus sets them.

The figures side by side

Live from our building files. Est. per square foot divides the entry price by the smallest residence.

Mr. C Residences West Palm Beach in brief

Mr. C Residences West Palm Beach is the Cipriani family's hotel and condominium tower at 320 Lakeview Avenue, at the southern edge of the downtown core. It rises 27 stories and holds 146 residences above a 110-suite hotel. Pricing starts near $1.4 million, more than 85 percent was reported sold, and completion is slated for 2027.

Terra and Sympatico Real Estate develop it through Lakeview Hospitality Investments, LLC. Terra is David Martin's Miami company; Sympatico is the Morrison family's West Palm Beach firm. Arquitectonica designed the tower and Meyer Davis the interiors, with grounds by Landscape Design Workshop. KAST Construction is building it, and Douglas Elliman Development Marketing sells from a gallery at 401 South Olive Avenue.

Some documents give the address as 327 or 383 Okeechobee Boulevard and the height as 26 stories. The declaration of condominium settles both, and it is the first document to read.

The name is licensed to the building, not owned by it. A Bellini Café and Bellini Restaurant are planned on the lower floors, with a rooftop hotel pool and bar above. Membership in the Bellini Rooftop private lounge does not come with a residence. The license terms sit in the offering documents and deserve the same attention as the floor plan.

Mr. C prices sit lowest per foot among downtown's new towers

Mr. C is the least expensive way into new construction in downtown West Palm Beach. Entry pricing is reported at about $1.4 million, and the October 2026 trackers show $1.6 million, both near $1,100 a square foot. No other new luxury tower in the city prices lower per foot.

Plans run from 1 to 3 bedrooms, roughly 830 to 2,700 square feet, with penthouses above. The largest residences have been listed near $5.7 million.

The sales pace narrows the choice. Terra reported about 70 percent sold when the $285 million TYKO Capital construction loan closed in August 2025, and more than 85 percent by July 2026, when Douglas Elliman called it the fastest-selling new development in West Palm Beach. What remains sits mostly in the upper Tower Residences and the penthouses rather than at the entry price.

Nearby, Banyan Tree Residences West Palm Beach quotes about $1,200 a square foot from $1.8 million, The Berkeley Palm Beach on Clear Lake starts near $2 million, and Nora House in the Nora District begins in the low $2 millions. Mr. C enters several hundred thousand dollars below each of them.

Choose the residence line before the floor plan

Two different products share the tower. The 57 Resort Residences on floors 2 through 8 arrive furnished and carry no rental restriction, so an owner can place the home in the hotel's short-term program. The 89 Tower Residences on floors 9 through 20 arrive unfurnished and carry a six-month minimum lease.

Private elevators serve the residences. Hotel services, from housekeeping and butler service to pet care and travel arrangements, are booked through a resident app.

The two lines will likely carry different association budgets and insurance profiles, with their own furniture reserves, and they will draw different neighbors. An owner who wants a quiet lock-and-leave home should see a Tower Residence named in the contract. An owner who wants hotel income should ask how the rental program splits revenue and who sets the nightly rate.

Water views begin high in the tower. Lower floors face the neighboring buildings; upper Tower Residences look across the lagoon to Palm Beach. The floor and exposure of a specific residence tell more than any rendering.

Mr. C West Palm Beach sits 3 blocks from the water by design

Lakeview Avenue runs one block south of Okeechobee Boulevard, between South Olive Avenue and Flagler Drive, beside The Square. From the tower it is about 3 blocks to the Flagler Drive waterfront and the Royal Park Bridge to Palm Beach and 4 to Rosemary Square. The Brightline station, the Kravis Center, the Norton Museum of Art and the Okeechobee office towers, One Flagler among them, are a short walk.

Downtown's new towers stand inland because the waterfront is held to 5 stories south of Datura Street and 8 north of Banyan Boulevard. The September 2026 master plan rewrite kept that rule after dropping a 25-story waterfront proposal. Mr. C is the one new residence within a 10-minute walk of the financial district, the train and the bridge.

The site lies in FEMA Zone X, outside the special flood hazard area. The South Flagler and Currie Park towers sit in Zone AE. For a financed purchase, Zone X removes the mandatory flood insurance that applies in the hazard area.

Treat the deposits and dues as estimates until the prospectus

The developer has not published a deposit schedule. Brokers report 10 percent at reservation and 10 percent at contract, then 3 further 10 percent payments at construction milestones, with the balance at closing. The current schedule should come from the gallery in writing.

Florida law frames the money. Under section 718.202, deposits above 10 percent may fund construction only if the contract allows it, and section 718.503 gives a 15-day right to cancel after signing or after receiving the required documents. The Deposit planner on this site turns the gallery's schedule into dated payments.

Dues are reported near $2.19 a square foot a month: roughly $3,070 on a 1,400-square-foot Tower Residence and about $5,900 on a 2,700-square-foot home. The binding number is the estimated operating budget in the prospectus. In a hotel condominium, the line to read is the one that allocates shared costs among the hotel, the Resort Residences and the Tower Residences.

Property tax follows the 2025 West Palm Beach stack of 20.4468 mills, about $32,700 a year on a $1.6 million residence assessed at full value before any homestead exemption. Parcels inside the Downtown Development Authority district add 0.97 mills, and whether 320 Lakeview Avenue falls inside it is a question for the gallery. The True cost of ownership tool on this site combines tax, dues and insurance.

The structure is past its midpoint and the hotel adds its own questions

Construction began in August 2025 on the $285 million TYKO Capital loan arranged by Aztec Group. By early August 2026, Florida YIMBY reported the superstructure near the 16th of 27 floors, with the 8-level podium complete and glazing under way.

Completion is slated for 2027. Earlier guides said 2026, so one year has already slipped. With the structure past its midpoint, the remaining timing risk is smaller than at towers still on paper.

A hotel condominium raises 4 questions a residential tower does not: who owns the hotel suites and the restaurants, how the garage, lobby and pool decks are shared, what happens to residence services if the brand license ends, and who controls the rooftop. Section 718.503 requires the documents that answer them. The declaration and the management agreement answer them more reliably than the brochure.

Terra's next moves are worth watching. The Palm Beach Post reported in September 2026 that Terra may plan a St. Regis-branded condominium at 2023 North Flagler Drive, likely the parcel under contract with BH Group, and has made a bulk offer for an older waterfront building. Neither changes Mr. C, though both show where the developer's next supply will land.

Who Mr. C Residences West Palm Beach suits

Mr. C suits an owner who wants hotel service every day, may rent through the brand and works in the downtown office towers. It is the way into new construction below $2 million with a 2027 move-in. It is also the densest building on this roster and the lowest per foot, and it is not on the water.

An owner who wants a quieter residential building should see Banyan Tree Residences West Palm Beach, where every home is a corner and a wellness floor takes the place of a lobby bar, or The Berkeley Palm Beach on Clear Lake. A Premier Listings advisor can arrange the Mr. C gallery at 401 South Olive Avenue and the Banyan Tree gallery in the same afternoon.

Questions this article answers

How much does a condo at Mr. C Residences West Palm Beach cost?

Entry pricing has been reported at about $1.4 million to $1.6 million depending on the tracker, which works out to roughly $1,100 a square foot, the lowest among West Palm Beach's new luxury towers. The largest residences and penthouses have been listed near $5.7 million. With more than 85 percent sold, what remains is mostly in the upper Tower Residences; the current price sheet shows which.

Can an owner rent out a Mr. C residence in West Palm Beach?

It depends on the floor. The 57 furnished Resort Residences on floors 2 through 8 carry no rental restriction and can be placed in the hotel's short-term program. The 89 Tower Residences on floors 9 through 20 carry a six-month minimum lease term. The declaration of condominium governs, so confirm the line named in the contract before signing.

Is Mr. C Residences West Palm Beach on the water?

No. The tower stands at 320 Lakeview Avenue in the downtown core, about three blocks west of Flagler Drive and the Intracoastal Waterway. Upper-floor residences see the lagoon and Palm Beach across it; lower floors look at the city. The site is in FEMA Zone X, outside the special flood hazard area, which the Flagler Drive towers are not.

When will Mr. C Residences West Palm Beach be completed?

The developers slate completion for 2027. Construction began in August 2025 with a $285 million loan, and Florida YIMBY reported the superstructure at about the 16th of 27 floors in August 2026 with podium glazing under way. Earlier guides said 2026, so a year has slipped. The building is past its structural midpoint, which lowers the remaining timing risk.

What is the deposit structure at Mr. C Residences West Palm Beach?

The developer has not published it. Brokers report 10 percent at reservation, 10 percent at contract and three further 10 percent payments at construction milestones, with the balance at closing. Under Florida law, deposits up to 10 percent must stay in escrow and larger amounts may fund construction only if the contract allows it. Confirm the current schedule in writing with the sales gallery.

Who is developing Mr. C Residences West Palm Beach?

Terra and Sympatico Real Estate develop the tower through Lakeview Hospitality Investments, LLC. Arquitectonica designed it and Meyer Davis the interiors, and KAST Construction is building it. Douglas Elliman Development Marketing sells from a gallery at 401 South Olive Avenue. The Cipriani family's Mr. C name is licensed to the building rather than owned by it.

What are the monthly dues at Mr. C Residences West Palm Beach?

Dues are reported near $2.19 a square foot a month. That is roughly $3,070 on a 1,400-square-foot Tower Residence and about $5,900 on a 2,700-square-foot home. The binding figure is the estimated operating budget in the prospectus, including how shared costs are split among the hotel and both residence lines.

How large is Mr. C Residences West Palm Beach?

The tower rises 27 stories at 320 Lakeview Avenue and holds 146 residences above a 110-suite hotel. Plans run from 1 to 3 bedrooms, roughly 830 to 2,700 square feet, with penthouses above. Some documents give 26 stories, and the declaration of condominium settles the figure.

How many residences does Mr. C Residences West Palm Beach have, and how big are they?

Mr. C Residences West Palm Beach has 146 residences over 27 stories, with residences of 830 to 4,190 square feet. 1 to 3 bedrooms plus penthouses; 57 furnished 'Resort Residences' on floors 2-8 (no rental restrictions) and 89 unfurnished 'Tower Residences' on floors 9-20 (six-month rental minimum), per brokerage materials; plus 110 Mr. C hotel suites.

How many residences does Banyan Tree Residences West Palm Beach have, and how big are they?

Banyan Tree Residences West Palm Beach has 88 residences over 25 stories, with residences of 1,078 to 2,962 square feet. 1 to 4 bedrooms, all corner residences with wraparound terraces, plus a Penthouse Collection.
