Shorecrest West Palm Beach: construction begins on North Flagler Drive and what buyers get
Shorecrest is Related Ross's North Flagler tower: 98 residences, 4 to a floor, between Olara and The Ritz-Carlton Residences on the same stretch of seawall. It broke ground in April 2026 with its construction loan already closed, and on this corridor that separates a rendering from a building.

The short answer
- Published entry pricing is $2.7 million to $3.5 million depending on the source; October 2026 listings run from about $3.99 million to $14.75 million for residence 2801 on the top floor.
- The tower holds 98 residences on 28 floors, 4 per floor, in 2- and 3-bedroom plans of 2,015 to 4,760 square feet. It was cut from 140 units during design, so plans are larger than the first marketing implied.
- Construction started April 2, 2026 on a $157 million loan from GoldenTree, and completion is anticipated in 2027, the earliest of the 3 North Flagler towers.
- Amenities total 18,355 square feet, with a 75-foot rooftop lap pool and a wellness program created with Equinox; Rottet Studio designed the interiors.
- The site is in FEMA Zone AE with VE at the seawall, so a federally backed mortgage requires flood insurance, as at every tower on this corridor.

Shorecrest in brief
Shorecrest is a 28-story, 306-foot condominium of 98 residences at 1865 North Flagler Drive. It stands on the former Temple Israel campus between Currie Park and the Flagler Memorial Bridge. Related Ross is the developer and Roger Ferris + Partners the architect, with interiors by Rottet Studio. Corcoran Sunshine Marketing Group sells from 616 Hibiscus Street downtown.
The tower is the middle of 3 Related-adjacent towers on North Flagler, with Olara to the north at 1919 North Flagler and The Ritz-Carlton Residences to the south. All 3 share Roger Ferris as architect, a flood zone and a tax stack. Shorecrest is the smallest by residence count, and with 4 residences per floor it is the most private.
The developer's credential on this corridor is South Flagler House, which topped out in November 2025 and sold more than $500 million in the first quarter of 2026. Shorecrest brings the same owner and the same sales team at a lower price point. It is often the first building shown to a South Flagler House prospect whose budget does not reach $5.7 million.
Shorecrest West Palm Beach prices and the listings now on the market
Entry pricing has been reported 2 ways. The April 2026 groundbreaking coverage said from $3.5 million. CondoBlackBook, the Palm Beach Post and the Haute Residence October tracker say from $2.7 million, and the Post gives $2.7 million to $7 million for the original release. Most brokerages quote the lower figure; the higher one may reflect what remained after the first floors sold.
October 2026 listings run from about $3.99 million to $14.75 million for residence 2801, the 28th-floor home. Across 2,015 to 4,760 square feet, that implies roughly $1,700 to $3,100 a foot through the stack. The lower floors price near Olara and the top floors near South Flagler. The current release should come with square footage under air, because the published ranges mix total and interior area.
Dues are not finalized, and no developer budget has been published. One October 2026 listing quoted about $4,032 a month for residence 302. On a 2,000-square-foot home that is roughly $2 a foot, above the $1.45 implied at The Berkeley downtown and in line with the amenity load.
Every Shorecrest residence is a corner with two exposures
Each floor holds 4 residences, so every home is a corner with 2 exposures. Plans are 2 and 3 bedrooms from 2,015 to 4,760 square feet, with no one-bedroom plans and no studios. The developer has not published the plan set online. The plans on this site come from brokerage pages, so terrace depth and ceiling height should be confirmed on the current drawings.
The building was redesigned twice. Related proposed 140 condominiums on 26 floors in January 2024, then filed a 28-floor plan with up to 199 units in November 2024. It cut to about 100 and finally 98 before the city approved the revised plan in December 2025. The result is larger homes than the first marketing implied, in a building that sold most of its first release before the loan closed.
Views run east across the Intracoastal to Palm Beach island and the ocean beyond it. The 4-per-floor layout gives every home an east face, so there is no west-only line. At Olara and The Ritz-Carlton Residences, the exposure is the first question to ask.
Shorecrest West Palm Beach amenities and the Equinox program
The amenity program covers 18,355 square feet. A rooftop pool deck holds a 75-foot lap pool, hot tub and cold plunge, and the his-and-hers spa has sauna and steam. The rest of the program includes a golf simulator, a game lounge, a private dining room, executive meeting spaces and a yoga room, with a residents-only lifestyle director.
The developer describes a lifestyle and wellness program created with Equinox. It is a programming partnership rather than a club in the building. There is direct Intracoastal access and a secluded porte-cochere, but no marina.
Olara is the building on this stretch with a restaurant and the larger club, and The Ritz-Carlton Residences carries the hotel brand. Shorecrest is the quiet one, and that is the pitch. The design is reported as LEED Gold-certified, with 204 parking spaces for 98 residences, a 2-per-home ratio the larger towers do not match.
Shorecrest is scheduled to finish ahead of its neighbors
Delivery is the strongest argument for the building. Construction started April 2, 2026, with the $157 million GoldenTree loan already closed in February, and completion is anticipated in 2027. Olara and The Ritz-Carlton Residences are both 2028. For a buyer who wants a new North Flagler home before the end of next year, Shorecrest is the only tower on that timeline.
The developer's June 2025 fact sheet reported 10 percent at reservation, 10 percent at hard contract and 10 percent at groundbreaking. Another 10 percent was due at pouring of the purchaser's floor, with 60 percent at closing. That sheet was not retrievable in October 2026, so the current schedule should come from the sales gallery in writing.
Florida law frames the money. Under section 718.202, deposits above 10 percent may be used for construction only if the contract says so, and section 718.503 gives a 15-day cancellation right. The Move-in planner on this site lays the 2027 delivery against a buyer's own sale date.
Property tax follows the 2025 West Palm Beach stack of 20.4468 mills. That is about $71,600 a year on a $3.5 million residence assessed at full value, before homestead. The site sits outside the Downtown Development Authority district.
Shorecrest suits a private owner who wants to move in first
Shorecrest suits a buyer who wants Related Ross's execution and the Flagler Drive address at a lower entry than South Flagler House. It suits one who values privacy over a club and wants to close in 2027 rather than 2028. It also suits a buyer who wants 2 exposures without paying for a full-floor plan.
A buyer who wants a restaurant and a bigger social program should compare Olara next door. One who wants a hotel brand should look at The Ritz-Carlton Residences. A Premier Listings advisor can arrange a private presentation at 616 Hibiscus Street and walk the site at the hour of day that matters most to the household.
Questions to put to the sales team
- Which floors and exposures remain in the current release, and what is the price per square foot under air?
- Is the deposit schedule still 10-10-10-10-60, and will any deposit above 10 percent be used for construction?
- What is the estimated monthly assessment per square foot, and what does it assume for insurance?
- What does the Equinox program include, and is it in dues or billed separately?
- What is the outside completion date in the purchase agreement?
- What is the finished-floor elevation of the amenity levels given the Zone AE designation?

Questions this article answers
How much does Shorecrest West Palm Beach cost?
Published entry is $2.7 million in CondoBlackBook, the Palm Beach Post and Haute Residence, or $3.5 million in the April 2026 groundbreaking coverage. October 2026 listings run from about $3.99 million to $14.75 million for residence 2801 on the 28th floor. Request the current release in writing; published ranges mix total and interior area.
When will Shorecrest be finished?
Completion is anticipated in 2027. Construction started April 2, 2026, after a $157 million construction loan from GoldenTree Asset Management closed in February. That makes Shorecrest the earliest delivery of the 3 new North Flagler towers, since Olara and The Ritz-Carlton Residences are both 2028.
Who is the developer of Shorecrest?
Related Ross, Stephen Ross's West Palm Beach company, is the developer. It is also building South Flagler House and Edgeworth on South Flagler Drive. Roger Ferris + Partners is the architect and Rottet Studio the interior designer, while Corcoran Sunshine Marketing Group handles sales.
