Autumn 2026 finds Alba Palm Beach finished and down to its final residences. Olara, Shorecrest and the Ritz-Carlton Residences are vertical on North Flagler, South Flagler House is topped out for 2027 closings, and the Berkeley has started downtown. Related Ross filed a 25-story, 194-residence tower on Fern Street and raised Edgeworth to 184 residences from $5.5 million. The city pulled 25-story heights off the downtown waterfront. This is the state of play, building by building, as of October 15.
The short answer
- Alba Palm Beach is finished at 95 percent sold, and South Flagler House, Shorecrest and Mr. C are expected to deliver in 2027.
- Olara sits between the 15th and 18th of 26 floors on North Flagler, and the Ritz-Carlton and Shorecrest have both been out of the ground since spring.
- Edgeworth now shows 184 residences from $5.5 million, and Related Ross filed 464 Fern Street at 25 stories and 194 residences.
- The downtown master plan rewrite dropped 25-story waterfront heights, and the City Commission's first reading is October 26.
- Corcoran's third-quarter report puts the Palm Beach condo median at $1.1 million and West Palm Beach to Lake Worth Beach at $515,000, both down year over year.
West Palm Beach new condo construction centers on North Flagler
North Flagler is the active corridor, with three towers out of the ground. Olara's condominium tower went vertical in December 2025, and trackers placed it between the 15th and 18th of 26 floors through late summer. Topping out is planned for spring 2027.
The Ritz-Carlton Residences broke ground on February 24, and its $200 million Madison Realty Capital loan closed in March. More than 70 percent is sold. Shorecrest followed on April 2 with a $157 million loan from GoldenTree, so both towers have been out of the ground since spring.
South Flagler House topped out in November 2025 and is in fit-out for 2027 closings. Downtown, Mr. C passed its 16th of 27 floors in August, and the Berkeley started construction in July after $120 million in contracts. Alba Palm Beach completed in June at 95 percent sold and offers immediate occupancy.
Timing now sorts the choice. A household that wants keys in 2027 is choosing among South Flagler House, Shorecrest and Mr. C. A household that wants a finished residence today has Alba, and the remaining inventory there is the question to ask.
Entry prices rose at Edgeworth and Shorecrest after launch
Two towers now ask well above their launch figures. Edgeworth's developer pages show 184 residences from $5.5 million, up from 168 residences and $2.5 million at the March launch. Shorecrest's listings run from about $3.99 million to $14.75 million for the 28th floor, against the $2.7 million to $7 million range reported at groundbreaking.
At Alba, townhome TH-C-301 closed in July at $10.443 million as a sponsor sale, and listings run from $2.5 million to $9.95 million. Maison d'Or released its $39.7 million full-floor penthouse in August, with groundbreaking planned for late in the year.
The clearest signal came from Forté. Its last two half-floor developer residences closed in September at $10.2 million each, against asks of $14.7 million and $15.3 million. That gap is the best evidence yet of where finished South Flagler product trades, and it belongs beside any asking price on the corridor.
Banyan Tree cleared its last approval while Alba Reserve stalled
Banyan Tree Residences won unanimous Downtown Action Committee approval on August 12, the final step for a code-compliant downtown project. The city's record carries the tower at 22 stories and 296 feet, while the developer's materials say 25. The height in the offering documents settles the difference.
Related Ross filed Residences at 464 Fern Street in June: 25 stories and 194 two- to four-bedroom residences designed by Roger Ferris + Partners. The tower would stand on the block Related Ross bought for $55 million in May. Rosewood Residences received city approval in June, though no sales launch has followed.
Alba Reserve went the other way. The Planning Board voted 6-1 on May 19 to recommend denial, and through October 13 the project had not appeared on a Commission agenda.
The downtown master plan rewrite lost its 25-story waterfront heights after public opposition and cleared the Planning Board on September 15. It reaches the City Commission for a first reading on October 26, with a second reading expected in January 2027. The second reading is the vote that settles the waterfront.
Palm Beach condo medians fell in the third quarter
Resale prices frame every new-construction ask. Corcoran's third-quarter report for the coastal Palm Beaches, published October 15, puts Palm Beach island condominiums and co-ops at a median of $1.1 million on 75 sales. That is down 13 percent from a year earlier, with inventory at 185 residences and a fifth straight quarterly decline.
The West Palm Beach to Lake Worth Beach segment recorded a median of $515,000 on 108 sales, down 41 percent. The drop is smaller than it looks. The report attributes it to last year's figures, which were skewed higher by new-development closings at Forté.
Brown Harris Stevens' second-quarter report put the island's condo median at $1.5 million and $1,167 a square foot, and a select West Palm segment at $526 a square foot. The Bristol's unit 1801 closed just over $19 million. The two reports cover different quarters, so their medians should not be read against each other.
