How to choose between the new towers in West Palm Beach
Six questions narrow twenty-three towers to three

A buyer who starts with renderings tours 8 sales galleries and remembers none of them. Six questions, taken in order, work better: the move-in date, the corridor's view, the size of building to share, the weight of a hotel brand, the deposit the household can leave in escrow and for how long, and the resale story. Each answer removes buildings. By the sixth, most buyers are choosing among two or three, and those are the ones worth a tour.
The short answer
- Delivery date is the first filter: only Alba and Forté are finished, 3 towers deliver in 2027, 3 in 2028 and the rest in 2029 or later.
- The three corridors price differently: South Flagler from about $5.3 million, North Flagler from about $2.7 million and downtown from about $1.4 million.
- Building size drives both dues and daily life: Maison d'Or has 39 residences and Olara has 275.
- Five towers carry hospitality brands, which bring a service standard and resale recognition at a per-square-foot premium.
- Deposit exposure runs from 20 percent to 50 percent of the price before closing, held for 1 to 4 years.
1. West Palm Beach delivery dates are the first filter
The move-in date removes buildings fastest. For this season the list is two buildings. Alba Palm Beach on North Flagler completed in June 2026 with a few residences left, and Forté on Flagler finished in 2025 with one developer penthouse and a handful of resales.
A buyer who can wait a year adds South Flagler House, Shorecrest and Mr. C, which deliver in 2027. Two years adds Olara, the Ritz-Carlton Residences and Maison d'Or in 2028. Everything else is a 2029 to 2031 promise: Edgeworth, the Berkeley, Banyan Tree, Nora House and the Mandarin Oriental.
Dates slip. Olara moved from 2026 to 2028 over the life of its sales program, and the Berkeley waited 18 months between its ceremonial and actual groundbreaking. A published date is the earliest plausible delivery. The contract's outside date is the one to ask for.
2. Each West Palm Beach corridor sells a different view
South Flagler looks across the lagoon at the estate section of Palm Beach: the Everglades Club golf course, the big houses and Mar-a-Lago at the south end. It is the narrowest water and the most expensive view in the city.
North Flagler faces the wider lagoon toward the Palm Beach Country Club, the inlet and Peanut Island, with Currie Park in the foreground for the southern cluster. Downtown's new buildings stand inland. Their views are the skyline, with water from the upper floors, and the Berkeley adds Clear Lake to the west. For a downtown residence, the floor where the water begins is the question to ask.
- South Flagler: South Flagler House, Edgeworth, Maison d'Or and Forté
- North Flagler: Olara, Shorecrest, the Ritz-Carlton Residences, Rosewood, Alba and the Mandarin Oriental
- Downtown and Nora: Mr. C, The Berkeley, Banyan Tree and Nora House
- The island: OLIN Palm Beach and the 3031 South Ocean villas, both on the South End
3. Building size shapes the dues and the daily life
Building size is the variable buyers most often ignore and most often regret. A 39-residence building like Maison d'Or means a known neighbor list and a quiet lobby. It also means a high per-owner share of a hotel-scale amenity budget.
A 275-residence tower like Olara spreads an 80,000-square-foot club across many owners and feels like a resort. Neither is better. They are different ways to live, and the table below sets out the residence count and floor density for each tower.
4. A hotel brand buys a service standard at a price
Five buildings carry hospitality brands. The Ritz-Carlton Residences and Rosewood come from Related Group, the Mandarin Oriental from Great Gulf, Mr. C from Terra and Banyan Tree from Mast Capital.
A brand buys a service standard written into the management agreement and a recognized name at resale. In Banyan Tree's case it adds privileges across a hotel group. It also carries a licensing fee that shows up in price and dues, so the management agreement is the document to read before the brochure.
Buyers who already own a branded residence elsewhere tend to want another. Buyers who prize architecture over service often prefer South Flagler House, Olara or Maison d'Or.
5. Match the deposit horizon to the household's liquidity
Florida requires only the first 10 percent of the price to sit in escrow until closing. Everything above that can fund construction if the contract says so. South Florida schedules typically reach 20 to 50 percent before closing.
The money is at risk of time more than loss. A $6 million South Flagler House contract signed in 2024 had deposits out for 3 years, and a Mandarin Oriental contract signed today could have deposits out until 2030. The horizon should match the household's liquidity and the developer's record of delivering.

6. South Flagler holds its value at resale
The Bristol is the proof that South Flagler holds value. The 2019 building traded above $3,500 a square foot in 2026. Forté's half-floor resales, at about $2,300 a square foot, are the first data on the new towers, and they landed below the sellers' asks.
North Flagler has more supply coming than any other corridor, which means more competition at resale. The branded buildings there are positioned to resist that best. Downtown's lower entry prices attract the widest buyer pool when an owner sells.
After the six questions, book the sales galleries for the two or three buildings left standing, in one day and in an order that compares like with like. A Premier Listings advisor arranges that day and registers the buyer at each gallery, so the developer-paid commission rebate applies to whichever building the buyer chooses.
