Edgeworth is the second Related Ross condominium on South Flagler Drive, planned for the southern 4.6 acres of the Family Church campus at 1155 South Flagler. Kohn Pedersen Fox designed two curved 28-story towers with 184 residences by the developer's current count, nine of them penthouses, every home reached by private elevator. Sales opened on March 16, 2026 from a gallery at 616 Hibiscus Street with pricing from $2.5 million to $35.5 million at launch; the developer now quotes entry from $5.5 million. Construction is expected to begin in 2027.

About Edgeworth
KPF, the firm behind One Vanderbilt and Hudson Yards' tallest tower, gave Edgeworth a softer form than its neighbor: two towers with rounded corners and continuous curved balconies, set behind a landscaped arrival court. The program exceeds 90,000 square feet of amenities, almost double the club at South Flagler House, including a racquet club and a spa run with Bradford Wellness.
The land is leased, not owned outright. Family Church is ground-leasing the parcel for 99 years in a deal reported near $100 million, and the proceeds fund a new four-story school designed by the same architects on the remainder of the campus. The historic sanctuary stays. For a buyer the lease is a title detail worth reading closely, because the condominium sits on leasehold land with a very long but finite term.
Edgeworth residences and prices
The March 2026 release described one- to five-bedroom plans; the developer's current site lists two to four bedrooms, which suggests the smallest units have either sold or been combined. Nine penthouses crown the two towers. Private elevator landings are standard throughout rather than reserved for the top floors.
Published figures for the building are in flux. The March 2026 launch release said 168 residences, the developer's website and Related Ross's property page now say 184, and trackers say 190 with towers of 28 and 32 stories. The Planning Board's October 2025 recommendation reportedly equalized the two towers at about 30 stories. Treat the exact count and height as open until the city's final approval is published.

Edgeworth location
The campus sits between the Bristol and Trianon to the east and South Olive Avenue to the west, a few hundred feet north of South Flagler House. It is the last large assemblage on this stretch of the waterfront. The view is the Everglades Club and the island's estate section; the Royal Park Bridge and downtown are about a mile north. Behind the site is Prospect Park and the oak-lined streets of El Cid.

Sources still differ
184 is the developer's current figure on its own site and property page. The launch release said 168 and trackers still say 190. The count can move again until the city's final approval of the amended plan is published.
The developer's release describes two 28-story towers. The 2024 filing showed 28 and 32 stories, and the Planning Board's October 2025 recommendation reportedly set both near 30.
2023Family Church members vote to approve a 99-year ground lease of about 4.6 acres of the 9.7-acre campus to Frisbie Group (projected $90M-$120M, reported as ~$100M); Frisbie later partners with Related.source

Before you place a deposit
The condominium sits on a 99-year ground lease from Family Church. Have counsel explain how the lease term, rent escalations and reversion affect financing and resale.
Unit counts and tower heights differ between the press release, the developer's website and the city file. Ask for the recorded site plan, not the brochure.
Delivery is estimated for 2029 with construction not starting until 2027. Compare that horizon against buildings already rising if timing matters.
Neighbors objected to density and traffic during the 2024 and 2025 hearings. Expect continued scrutiny of the South Flagler corridor during the city's zoning review.
Who it suits
Buyers who want Related's South Flagler address at a lower entry than South Flagler House and can wait until 2029
Households that will use a racquet club and a large spa daily rather than occasionally

Questions
Questions buyers ask about Edgeworth
What does Edgeworth cost?
At the March 2026 launch the range was $2.5 million to $35.5 million. The developer's site and Related Ross's property page now quote residences from $5.5 million, with penthouses to $35.5 million; one tracker still lists $5.3 million. The lower launch number appears to have reflected one-bedroom plans that are no longer offered.
When will Edgeworth be delivered?
Construction is expected to start in 2027 and take about two years, which puts delivery in late 2029. The developer has not published a date of its own. A pre-construction deposit here is a three-year commitment, longer than Shorecrest, Olara or South Flagler House.
Is Edgeworth on leased land?
Yes. Family Church is ground-leasing about 4.6 of its 9.7 acres for 99 years, and Related Ross with Frisbie Group develops the condominium on that leasehold. Lenders and title insurers handle leasehold condominiums routinely in Florida, but the lease terms belong in your contract review.
Where is the Edgeworth sales gallery?
At 616 Hibiscus Street in downtown West Palm Beach, a short drive from the site. Related Ross and Corcoran Sunshine run appointments there. We register you before your first visit so the commission rebate on your purchase is protected.
How does Edgeworth compare with South Flagler House?
Same developer, same sales team, adjacent sites. South Flagler House is classical, topped out and delivering in 2027 at a higher price. Edgeworth is modern, two years behind, with a larger amenity program and a lower entry. Buyers who need a home soon choose the former; buyers optimizing price per square foot often choose the latter.
How many residences does Edgeworth have, and how big are they?
Edgeworth has 184 residences over 28 stories. 1 to 5 bedrooms (press release) / 2 to 4 bedrooms (official site); nine penthouses; every residence has a private elevator.
Who is the developer of Edgeworth?
Related Ross (with Frisbie Group, in partnership with Family Church, which ground-leases the land). Architect: Kohn Pedersen Fox (KPF). Interiors: MAWD | March and White Design.
Is Edgeworth on the water?
Yes. Views take in Intracoastal Waterway, Palm Beach Island, Atlantic Ocean.
What flood zone is Edgeworth in?
Zone AE, base flood elevation 8 ft NAVD88. Confirm with the building's elevation certificate before you sign.
