West Palm Beach condo market October 2026: what is selling and what the city approved
The West Palm Beach condo market in October 2026 holds one finished tower selling its last homes, three rising on North Flagler Drive, a topped-out pair on South Flagler and a downtown that has just refused waterfront height. Finished product is closing below ask while unbuilt product holds price.

The short answer
- Forté on Flagler's last two developer half-floors closed at $10.2 million each against asks near $15 million, the clearest read on finished South Flagler pricing.
- Alba Palm Beach is complete and 95 percent sold and South Flagler House is topped out; Olara, Shorecrest and The Ritz-Carlton Residences are rising, Mr. C passed its 16th floor and The Berkeley started construction.
- The city dropped 25-story waterfront heights from its downtown master plan and approved Banyan Tree Residences and Rosewood Residences, while filings arrived for Fern Street, Arkona Court and two Live Local towers.
- Palm Beach County shows about 6.7 months of condo supply on one tracker, while resale medians fall on the island and in the city.
- Buyers deciding this season have leverage on finished and slow-selling product and little on presold towers under construction.

West Palm Beach condo market October 2026 in brief
The West Palm Beach condo market in October 2026 is uneven. Finished homes at Forté on Flagler closed about 30 percent below ask, and Alba Palm Beach is 95 percent sold. Three North Flagler towers are vertical and South Flagler House is in fit-out for 2027. The city has pulled 25-story heights off the downtown waterfront while approving towers inland.
The figures come from developer releases, the Haute Residence October tracker, Florida YIMBY, the Palm Beach Post, Stet News, Corcoran's third-quarter report and MLS-fed brokerage pages. Where they disagree, the disagreement is stated. Building data on this site renders live from the roster, so the figures in the prose are those reported as of mid-October.
Three themes run through the month. Negotiation lives in delivered and nearly delivered product. Presold towers under construction have little inventory left and are not discounting. The city's approvals are moving height inland and away from Flagler Drive, which protects the waterfront towers already approved and adds supply downtown.
West Palm Beach new construction is still selling on every corridor
North Flagler Drive set the price record. The Ritz-Carlton Residences, West Palm Beach put Penthouse A under contract at $16.95 million in June 2026, which the developer called a record for the corridor by price and by price per foot. A trade publication reported 3 residences remaining. Shorecrest listings run from about $3.99 million to $14.75 million for residence 2801.
Olara's figures need reconciling. The tracker lists it as vertical with $175 million presold, below the more than $250 million the developer reported earlier in the year, and Compass can settle which is current. Downtown, Mr. C Residences West Palm Beach passed 85 percent sold in July, with entry near $1.4 million to $1.6 million.
The Berkeley Palm Beach passed $120 million in contracts at its July construction start, with an average contract near $4 million. Banyan Tree Residences West Palm Beach quotes $1.8 million entry at about $1,200 a foot and has released no sales figure. Nora House in the Nora District quotes the low $2 millions.
On South Flagler Drive, Related Ross reported more than $500 million of South Flagler House sales in the first quarter alone. Edgeworth's published count moved from 168 to 184 residences after launch, and its entry from $2.5 million to $5.5 million. Maison d'Or acknowledged only a handful of contracts 8 months after launch while releasing a $39.7 million full-floor penthouse.
Flagler Drive and downtown kept rising with no autumn top-off
No tower topped out in the autumn. South Flagler House's two 28-story towers topped out in November 2025 and are in fit-out, with residents expected in 2027. Olara began vertical construction from its 100,000-square-foot podium in December 2025 and is working up its 26 floors toward a spring 2027 top-off and 2028 completion.
Shorecrest broke ground on April 2, 2026 on a $157 million GoldenTree loan, for 2027. The Ritz-Carlton Residences, West Palm Beach broke ground on February 24, 2026 on a $200 million Madison Realty Capital loan, for 2028. Downtown, Mr. C's superstructure passed the 16th of 27 floors in early August with podium glazing under way, on a $285 million TYKO Capital loan, for 2027.
The Berkeley Palm Beach announced on July 6 that construction had begun, eighteen months after a ceremonial groundbreaking, for 2029. Banyan Tree Residences West Palm Beach, Edgeworth and Nora House have not started. Maison d'Or planned a groundbreaking for October or November, which had not been confirmed by mid-October.
Delivery year is now the main sorting variable. A 2027 closing at South Flagler House or Shorecrest and a 2029 closing at Edgeworth or The Berkeley separate the buyers who want to be in before a given season. The Move-in planner on this site maps each of those dates against a buyer's own timeline.
Finished product is trading well below ask
Alba Palm Beach at 4714 North Flagler Drive is the one new tower completed this year. It was announced finished on June 25 at 95 percent sold, with immediate occupancy on its remaining homes. A 4,471-square-foot townhome closed in July at $10.443 million as a sponsor sale, and listings run from about $2.5 million to $9.95 million.
Forté on Flagler, completed in 2025, is the price discovery. Residences 2202 and 2302, each about 4,440 square feet, closed in September at $10.2 million apiece, near $2,300 a square foot. They had asked $14.7 million and $15.3 million, and each was the most expensive South Florida residential sale of its week.
The full-floor penthouse has been marketed for nearly two years at $47.5 million, and resales list from about $9.99 million. The spread between ask and close is the number to carry into any negotiation on finished South Flagler product. In the Nora District, where Nora House will rise, the Nora Hotel begins taking room reservations on October 19.
Lower in the market, Green Terrace, an 84-unit 1970s complex at 2800 Georgia Avenue, sold at a bankruptcy auction on October 6. Woodfield Development paid $13.5 million after the association fell more than $1.5 million behind on water bills. It is not a luxury story. It shows the redevelopment bid under older condominiums across the city, the force behind the Portofino South and La Fontana buyout offers on the waterfront.
The city kept the waterfront low and approved towers inland
The largest policy move was the Downtown Master Plan rewrite. After public opposition, the city removed a proposal for 25-story buildings on the Flagler waterfront between Datura Street and Lakeview Avenue. Most of Flagler stays at 5 stories, with up to 8 north of Banyan Boulevard. Height is being steered to designated inland districts with workforce-housing benefits.
The schedule is set. The Planning Board advanced the revised plan on September 15 and the City Commission held a public hearing on October 6. A preliminary vote is set for October 26, and final adoption is expected in early 2027. The Planning Board's 6 to 1 recommendation of denial for Alba Reserve in May had not reached a Commission agenda.
Approvals went to inland and North Flagler projects. The Downtown Action Committee unanimously approved Banyan Tree Residences West Palm Beach at 400 Hibiscus Street on August 12, at a 5.5 floor-area ratio using transferred development rights. That was the final discretionary step for a compliant downtown project. Rosewood Residences West Palm Beach at 2001 North Flagler Drive received city approval in June.
Filings kept coming. Related Ross filed Residences at 464 Fern Street in June, 25 stories and 194 residences on a block it bought for $55 million. Easton Street Capital filed for a 25- or 26-story tower at 201 Arkona Court. Two Live Local Act towers appeared downtown, and Terra and BH Group proposed two 31-story towers with 281 condominiums at 2085 North Flagler.
Resale medians are falling while new construction above $3 million absorbs
Resale sets the backdrop. Corcoran's third-quarter report, published October 15, shows Palm Beach island condominiums and co-ops at a median of $1.1 million on 75 sales. That is down 13 percent from a year earlier, with inventory at 185 units and the fifth straight quarterly decline.
The West Palm Beach to Lake Worth Beach segment recorded a median of $515,000 on 108 sales, down 41 percent. The report attributes the drop to the prior year's figures, lifted by new-development closings at Forté. The Haute Residence tracker puts Palm Beach County at about 6.7 months of condo supply against 10 in Broward and 12 in Miami-Dade, without naming an outside source.
The same publisher reported Palm Beach County sales above $1 million up 36.5 percent year over year in July. Read together, the county's broad resale market is cooling while the narrow new-construction market above $3 million is still absorbing. That fits presold towers holding price and finished product closing below ask.
A buyer who must sell a current home in the county to buy new should read the resale report alongside the tower's price sheet. The 2025 West Palm Beach stack of 20.4468 mills applies to whichever tower is chosen.
Negotiate on finished product and choose the line on presold towers
Negotiating room exists where product is finished or slow. Forté resales, Alba's final homes and Maison d'Or's early release are where a buyer can test price, and Forté's September closings at roughly two-thirds of ask are the evidence. Presold towers under construction have limited inventory left and have raised prices during their programs. There, the leverage is the choice of line and floor.
Timing is the other lever. A 2027 delivery is available at South Flagler House, Shorecrest and Mr. C, and immediate occupancy at Alba. Everything else is 2028 or later, and Edgeworth, Nora House and Banyan Tree have no construction start. Deposits at towers without closed construction loans carry more risk, and section 718.202 escrow covers only the first 10 percent unless the contract says otherwise.
The policy signal favors the approved waterfront towers. With the downtown waterfront held to 5 stories and the South End under a rezoning pause, the Flagler Drive towers already approved face little new competition on the water. Downtown will keep adding supply inland.
A Premier Listings advisor can arrange a private viewing across the corridors in a single day. The residence finder on this site produces a shortlist before that day is booked.

Questions this article answers
What new condos in West Palm Beach are finished and ready to move in?
Alba Palm Beach and Forté on Flagler. Alba, at 4714 North Flagler Drive, was completed in June 2026 at 95 percent sold, with immediate occupancy from about $2.5 million. Forté, at 1309 South Flagler Drive, was completed in 2025; its developer inventory is down to a $47.5 million penthouse, with resales from about $9.99 million. Every other new tower is still being built or planned.
Which West Palm Beach condo towers are under construction right now?
On North Flagler Drive, Olara at 1919, Shorecrest at 1865 and The Ritz-Carlton Residences, West Palm Beach at 1717 are vertical. South Flagler House at 1355 South Flagler is topped out and in fit-out. Downtown, Mr. C Residences passed the 16th of 27 floors and The Berkeley Palm Beach began construction in July 2026. Edgeworth, Banyan Tree, Nora House and Maison d'Or have not started.
Are West Palm Beach condo prices going down?
Resale medians are falling and new-construction prices are holding. Corcoran's third-quarter report shows the Palm Beach island condo median down 13 percent and the West Palm Beach to Lake Worth Beach median down 41 percent year over year, the latter skewed by Forté's 2025 closings. Finished Forté homes closed about 30 percent below ask in September 2026, while presold towers have raised entry prices.
What did West Palm Beach approve for new condos in 2026?
The Downtown Action Committee approved Banyan Tree Residences at 400 Hibiscus Street in August, and Rosewood Residences at 2001 North Flagler Drive was approved in June. The city removed 25-story waterfront heights from its downtown master plan in September, ahead of an October 26 Commission vote. Fern Street, Arkona Court and two Live Local towers were filed but not approved.
Is now a good time to buy a pre-construction condo in West Palm Beach?
It depends on the building. Forté on Flagler resales, Alba Palm Beach's last homes and Maison d'Or's early release can be negotiated; presold towers under construction have little inventory and have not discounted. Before choosing between a 2027 closing and a 2029 one, weigh whether the construction loan has closed and how much of the deposit sits in escrow.
Which new condo towers were filed in West Palm Beach in 2026?
Related Ross filed Residences at 464 Fern Street in June: 25 stories and 194 residences of 2 to 4 bedrooms by Roger Ferris + Partners, on a block bought for $55 million. Easton Street Capital filed a pre-application for a 25- or 26-story tower at 201 Arkona Court, with 16 full-floor residences its principal expects to price near $20 million each.
What are the Live Local Act towers proposed in downtown West Palm Beach?
Two appeared downtown. An unidentified developer's 25-story concept at 215 Fifth Street would place 41 condominiums above 36 workforce rentals, and the city's urban design planner called it out of scale. Jeff Greene's 366-unit mass-timber MiMar at Datura Street and South Dixie Highway has not stated whether its homes will be rented or sold.
What else is planned on North Flagler Drive in West Palm Beach?
Terra and BH Group proposed two 31-story towers with 281 condominiums at 2085 North Flagler Drive, and Integra Investments closed a $322 million loan for the Safe Harbor Rybovich site in August. Rosewood Residences West Palm Beach at 2001, with 90 homes averaging about 3,382 square feet, was approved in June with a sales launch teased for the winter.
What did Forté on Flagler residences sell for in September 2026?
Two developer residences, 2202 and 2302, closed at $10.2 million apiece, near $2,300 a square foot. Each is about 4,440 square feet, and they had asked $14.7 million and $15.3 million. The full-floor penthouse has been marketed for nearly two years at $47.5 million, and resales list from about $9.99 million.
How many residences does Forté on Flagler have, and how big are they?
Forté on Flagler has 41 residences over 25 stories, with residences of 4,200 to 9,040 square feet. Half-floor 4-bedroom flow-through residences (two per floor) plus one full-floor 6-bedroom penthouse with private rooftop pool.
