Olara vs Ritz-Carlton Residences West Palm Beach at a glance
The choice on this stretch of North Flagler Drive is between scale and brand. Olara, at 1919 North Flagler, is a 26-story resort-style tower of 275 condominiums priced from about $1.7 million. The Ritz-Carlton Residences, West Palm Beach, at 1717 North Flagler, is a 27-story branded tower of 138 homes priced from $3 million.
Savanna of New York develops Olara with Mactaggart Family Partnership, Haymes Investment Company and Brandon Rinker. Compass sells it from a gallery at 300 Butler Street. The Ritz-Carlton is a joint venture of Related Group and BH Group through 1717 N Flagler Drive Venture, LLC, in partnership with Marriott.
Douglas Elliman sells the Ritz-Carlton from The Royal Poinciana Plaza in Palm Beach. Its marketing uses 1745 North Flagler Drive, while permits use 1717. Shorecrest, Related Ross's 98-home tower at 1865 North Flagler, sits between the two. A buyer who sees one of the three in an afternoon can see all of them.
Olara and Ritz-Carlton West Palm Beach prices and price per square foot
Olara's entry figure depends on the source. The developer's site says priced from $2 million. The Palm Beach Post reported $1.7 million to more than $10 million in May 2026, and Haute Residence, citing LuxuryDade, put it at about $1,370 to $2,000 a square foot. Published plans run from 1,483 to 4,228 square feet inside.
Both towers have sold well. Olara reported more than $250 million in sales after December 2025, including more than 65 contracts in the winter season. The Ritz-Carlton launched in January 2025 from $2.5 million, now quotes from $3 million on its official site and sits near $1,600 a square foot on the tracker.
Ritz-Carlton residences run about 1,530 to 3,331 square feet, and the building was more than 70 percent presold at groundbreaking. In July 2026 Penthouse A went under contract at $16.95 million, which CondoBlackBook described as a North Flagler record by price and price per foot.
The ranges overlap more than the entry prices suggest. Olara's upper floors approach the Ritz-Carlton's per-foot level, while its lowest lines undercut it by a wide margin. The brand premium shows most clearly in the penthouses and much less in the typical two- and three-bedroom homes.
Olara offers more amenities and the Ritz-Carlton fewer neighbors
Olara is built for amenity depth, with more than 80,000 square feet of wellness and leisure space. The program includes a spa with a Japanese-style onsen, a 13,000-square-foot fitness center by The Wright Fit and 3 pools. A private marina comes with house yachts and a seafaring concierge.
Sollis Health provides concierge medicine, and Jose Andres Group runs an 8,500-square-foot ground-floor restaurant that is open to the public. Interiors are by Gabellini Sheppard and landscape by EDSA. The companion 170-unit rental tower shares the podium, so the population on site will run well above the condominium count.
The Ritz-Carlton offers fewer homes and a hospitality operator. Ritz-Carlton managed services come with a bayfront pool deck with cabanas, a spa and fitness center, 2 guest suites, a children's room and a golf simulator. Owners also have art from the Jorge M. Perez collection, Cove Club membership and an exclusive beach club membership.
Interiors are by Rockwell Group and landscape by Naturalficial, and BH Group says residences average about 2,500 square feet. The official site carries a disclaimer that the building is not oceanfront and that Marriott has not confirmed statements made in marketing. The disclaimer is standard and still belongs on the reading list.
Olara and Ritz-Carlton West Palm Beach HOA fees deposits and taxes
Neither developer has published an operating budget. Broker estimates put Olara at about $1.13 to $1.75 a square foot a month and the Ritz-Carlton near $1.99. On a 2,500-square-foot home that is roughly $2,825 to $4,375 a month at Olara against about $4,975 at the Ritz-Carlton. The estimated budget in each prospectus settles the comparison.
Deposit terms differ more than prices. Brokers report the Ritz-Carlton schedule as 20 percent at contract, 10 percent at groundbreaking, 10 percent at top-off and 60 percent at closing. Olara's broker pages disagree: one shows 30 percent then 10 percent, another 5 installments of 10 percent, and an older sheet 20, 10, 10.
The current Olara schedule should come from Compass. Under section 718.202, deposits above 10 percent can fund construction only if the contract permits it. Taxes are identical in rate: both parcels carry the 2025 West Palm Beach stack of 20.4468 mills, so a $4 million residence assessed at full value pays about $81,800 a year before homestead, wherever it sits on the block.
Both towers rise amid construction on the same stretch of North Flagler
Olara is further along. Its tower reached the 18th of 26 floors in September 2026 on a $380 million construction loan. The developer targets a spring 2027 top-off and completion in 2028, and the Palm Beach Post reported June 2028. Delivery has moved from an original 2026 target, and sales moved from Douglas Elliman to Compass in October 2025.
The Ritz-Carlton broke ground on February 24, 2026 with a $200 million Madison Realty Capital loan and targets the first quarter of 2028. Both towers will have construction around them for years, and the next projects are already lined up on the same blocks.
Rosewood Residences West Palm Beach, a 90-home tower by Related Group and BH Group, is approved at 2001 North Flagler just north of Olara. Currie Park Towers by Terra and BH Group is proposed at 2085. South of the Ritz-Carlton, the Good Samaritan Medical District proposal envisions 2 condominium towers on the hospital campus and has not filed an application.
Rosewood is the neighbor that matters most. Its 90 residences averaging about 3,382 square feet will come to market from the Ritz-Carlton's own developers. They will compete with early resales at both Olara and the Ritz-Carlton.
Choose Olara for the amenities and the Ritz-Carlton Residences West Palm Beach for the operator
Olara fits a buyer who wants the widest amenity program on the corridor, uses a boat and wants an entry point under $2 million to $3 million. That buyer accepts a larger, busier building with a public restaurant at the base. The Ritz-Carlton fits a buyer who wants fewer neighbors, a known hospitality operator and larger average homes, and who will pay more each month for them.
The flood exposure is shared: Zone AE with an 8-foot base flood elevation and VE at the seawall. Each sales team should be asked about first-floor elevations, generator capacity and the association's flood insurance. An advisor can arrange private viewings of both galleries and of Shorecrest between them.
