New condos on South Flagler Drive West Palm Beach building by building
New condos on South Flagler Drive West Palm Beach are four buildings on the most expensive street in the city: one finished, one topped out and two unbuilt. All four face the estate section of Palm Beach island, share one flood zone and won their height through an exception to a rule the city has since tightened.

The short answer
- Entry pricing runs from about $5.5 million at Edgeworth and $5.7 million at South Flagler House and Maison d'Or to resales near $10 million at Forté on Flagler.
- Finished homes at Forté trade near $2,300 a square foot, and a lower penthouse there closed at about $3,086, the city's single-residence record.
- Voters cap the downtown waterfront at 5 stories, so each South Flagler tower won its own planned-development rezoning; the city has since paused rezonings on 7 older neighbors.
- All four sites lie in FEMA Zone AE with an 8-foot base flood elevation and a VE strip at the seawall, and all carry the 20.4468-mill West Palm Beach tax stack.
- Views divide by block: the Everglades Club and its golf course from the 1100 to 1300 blocks, and Mar-a-Lago from the South End.

New condos on South Flagler Drive West Palm Beach in brief
New condos on South Flagler Drive West Palm Beach come down to four buildings with inventory. Forté on Flagler is finished at 1309 South Flagler Drive, and South Flagler House is topped out at 1355. Edgeworth at 1155 and Maison d'Or at 3705, on the South End, are in pre-sales. Entry pricing starts near $5.5 million, and penthouses have been asked above $70 million.
The street runs south from Okeechobee Boulevard along the Lake Worth Lagoon. It passes the Bristol at 1100, the Family Church campus, the Trianon, Forté and South Flagler House, then the El Cid historic district and the Norton Museum of Art. A public path follows the seawall the whole way.
Past the Southern Boulevard bridge lies the South End, a row of 1960s and 1970s condominiums. Maison d'Or will stand there between Portofino South and the Flagler Yacht Club. Related Ross is the developer at South Flagler House and Edgeworth, Two Roads Development and Alpha Blue Ventures at Forté, and Kolter Urban with Perko Development Partners at Maison d'Or.
The Bristol, delivered in 2019, and La Clara, delivered in 2023, are finished and resale-only. The Bristol set the street's benchmark with a $21 million sale in February 2023. A buyer weighing more than one of the four can start with the residence finder on this site.
Forté holds the only closed prices on South Flagler Drive
Forté on Flagler is the only building with closed sales to read. By August 2025, 37 of its 41 half-floor homes of about 4,200 to 4,900 square feet had sold for about $289 million. The lower penthouse closed in October 2025 at about $28.3 million, roughly $3,086 a square foot and the city's single-residence record.
The last two developer half-floors, 2202 and 2302, closed in September 2026 at $10.2 million each against asks of $14.7 million and $15.3 million. That is near $2,300 a square foot, well below what was asked. The full-floor penthouse still asks $47.5 million, and resales list from about $9.99 million.
South Flagler House sells in bands from $6 million to $8 million up to $20 million to $30 million on its official form, with entry reported near $5.7 million. If that entry is the smallest 2,592-square-foot signature plan, it is about $2,200 a foot. A 13,904-square-foot duplex penthouse was listed at $70 million in mid-2026, about $5,030 a foot. Edgeworth quotes $5.5 million to $35.5 million without published sizes, so no per-foot figure exists.
Maison d'Or starts at $5.7 million for 2- and 3-bedroom homes and $12.9 million for the 4-bedroom estate residences on floors 15 through 17. The full-floor 19th-level penthouse asks $39.7 million for 10,190 interior square feet, about $3,900 a foot. If the entry attaches to the smallest 2,770-square-foot plan, it is roughly $2,060 a foot, below the Forté closings for a building that has not broken ground. Non-penthouse homes are listed at $5.8 million to $15 million.
Each South Flagler tower was approved as an exception
West Palm Beach voters capped the downtown Flagler waterfront at 5 stories decades ago. South Flagler has no height overlay of the kind North Flagler has. Every tower on the street, from the Bristol and La Clara to Forté, South Flagler House, Edgeworth's church-campus plan and Maison d'Or, was approved individually by rezoning to a residential planned development.
Maison d'Or shows what that takes. The City Commission approved its 194-foot, 39-unit plan 5-0 in May 2025 after about 3 hours of testimony. Central Park and Southland Park residents pointed out that Portofino South next door is 135 feet and Harbor Towers 101, and they warned of a domino effect. The developer offered a public waterfront path, a dog watering station, money for George Petty Park and flood protection.
Fourteen months later, in July 2026, the Commission imposed a six-month zoning-in-progress on 7 older properties between Monroe Drive and Southern Boulevard. A consultant is studying an overlay while the pause holds. Maison d'Or will therefore stand as the newest tower on its stretch for some time.
Downtown, the September 2026 master plan rewrite dropped a proposal for 25-story buildings on the Flagler waterfront and kept most of it at 5 stories. The Commission's preliminary vote is set for October 26, 2026. The direction is toward tighter review. That protects the four approved towers from new neighbors of similar height and makes any fifth harder to approve.
The view across the lagoon changes by block
The view east is the asset every building sells, and it changes by block. From the Bristol, Edgeworth, Forté and South Flagler House on the 1100 to 1300 blocks, the island opposite is the Everglades Club and its golf course. Worth Avenue lies beyond, with the Royal Park Bridge a few minutes north. Upper floors see the Atlantic above the island.
Maison d'Or sits on the 3700 block, 2 miles south. Its view is Mar-a-Lago directly across the lagoon and the estate section of the island's south end, and north-facing terraces look back at the downtown skyline. The Southern Boulevard bridge is minutes away. The South End is quieter and farther from downtown, about 2 miles from Clematis Street.
Construction will shape some sightlines for years. North-facing homes at South Flagler House will overlook Edgeworth's site from 2027, and Forté sits between South Flagler House and the Edgeworth parcels. Maison d'Or will be the newest tower on its stretch for a long time because of the city's pause on its neighbors. The exposure of a specific residence should be read against those sites.
South Flagler Drive West Palm Beach sits in flood Zone AE
Every site on the street carries the same mapped flood risk. FEMA's National Flood Hazard Layer, on panels effective December 20, 2024, places all four in Zone AE with a base flood elevation of 8 feet NAVD88. A VE coastal high-hazard strip runs along the seawall.
FEMA says homes in high-risk areas with mortgages from government-backed lenders must carry flood insurance, so a financed buyer should price a policy. West Palm Beach holds a Community Rating System Class 5. The city says that rating earns a 25 percent discount on National Flood Insurance Program policies.
The seawall is the association's exposure, not the 18th floor's. A 2018 assessment found sections of the Flagler Drive seawall in critical condition. The city then accepted a $3.63 million state grant to rebuild a 1,425-foot segment between Avila Road and Pershing Way and a 300-foot section north of the Bristol. New towers are designed above the design flood elevation with garages and mechanicals raised.
Maison d'Or's approval included $100,000 for Flagler Drive flood protection as a public-benefit condition, and its 87-space parking podium is above grade. Forté's garage holds 129 cars, and its position against the design flood elevation is a question for the sales team. Each team should also state the finished-floor elevation of the lowest residences, where generators and electrical rooms sit and what the association's flood policy covers.
Tax rates match and only Forté has published dues
Tax rates are identical along the street. Every parcel carries the 2025 West Palm Beach stack of 20.4468 mills, so a $6 million residence assessed at full value pays about $122,700 a year before homestead. A $10 million residence pays about $204,500. The Downtown Development Authority levy of 0.97 mills applies downtown and not on this stretch.
Across the lagoon, the Town of Palm Beach stack is 14.869 mills, part of the premium island buyers pay. Non-homestead assessments are capped at 10 percent annual growth, and homestead assessments at 3 percent.
Dues are published only where a building is finished. Forté listings in 2026 show association charges of about $11,150 to $12,225 a month for the half-floor homes. That covers 24-hour valet and doorman, concierge, the pool and wellness floors and house cars. It is the street's best proxy for what 40-odd owners pay to run a full-service tower.
Brokers estimate South Flagler House near $2.12 a square foot a month. Edgeworth and Maison d'Or have published nothing, and Maison d'Or's 39 owners will carry a hotel-scale program. The True cost of ownership tool on this site puts tax, dues and insurance side by side for any of the four, using the estimated budget once a prospectus provides it.
Timing decides the choice among the four
The older buildings below the new towers are being courted. BEKO Equities offered a reported $295 million for Portofino South beside Maison d'Or, and four developers approached the Flagler Yacht Club. Fort Partners assembled Harbor Towers and Marina at 3901 South Flagler Drive, and a Related Ross affiliate bought most of Southbridge.
Just east of Olive Avenue near the Norton Museum, Easton Street Capital has filed a pre-application for a 16-residence tower at 201 Arkona Court. It would hold one home of roughly 5,000 square feet per floor and a private club, and its principal expects pricing near $20 million a residence. None of these has a product a buyer can contract today.
Choosing among the four is mostly a question of timing. Forté is the finished home a buyer can walk through this season, negotiated with an owner rather than a gallery. South Flagler House closes in 2027 with narrowing choice. Maison d'Or offers the South End and a small roster of neighbors for a 2028 target.
That target depends on a groundbreaking the developer planned for late 2026, with only a handful of contracts in hand. Edgeworth offers the lowest entry and the widest amenity program on a 99-year ground lease for 2029. A Premier Listings advisor can arrange a private viewing of all four in a single afternoon, from the Forté lobby to the Maison d'Or gallery on South Dixie Highway.

Questions this article answers
What new condos are being built on South Flagler Drive in West Palm Beach?
South Flagler House at 1355 South Flagler Drive is topped out for 2027 closings, and Edgeworth at 1155 is in pre-sales for an estimated 2029 delivery. Maison d'Or at 3705 is in pre-sales for 2028, with groundbreaking planned for late 2026. Forté on Flagler at 1309 is complete, with one developer penthouse and early resales.
How much do new condos on South Flagler Drive cost?
Entry starts at about $5.5 million at Edgeworth and $5.7 million at South Flagler House and Maison d'Or. Finished half-floors at Forté on Flagler closed at $10.2 million each in September 2026, and resales list from about $9.99 million. Penthouses run from $35.5 million at Edgeworth and $39.7 million at Maison d'Or to a $70 million duplex at South Flagler House.
What is the price per square foot on South Flagler Drive?
Closed sales at Forté on Flagler give the clearest figure: about $2,300 a square foot for half-floor homes in September 2026 and about $3,086 for the lower penthouse in 2025. South Flagler House's $70 million duplex works out near $5,030 a foot, and Maison d'Or's $39.7 million penthouse near $3,900 on 10,190 interior square feet. Edgeworth has not published sizes.
Is South Flagler Drive in a flood zone?
Yes. South Flagler House, Edgeworth, Forté on Flagler and Maison d'Or are mapped in FEMA Zone AE, with an 8-foot NAVD88 base flood elevation and a VE strip at the seawall, on panels effective December 20, 2024. Flood insurance is mandatory with a federally backed mortgage, and the city's Class 5 rating earns a 25 percent discount.
Why are South Flagler condos taller than the five-story limit?
Each tower won its own rezoning to a residential planned development rather than relying on a general height rule, which is why the Maison d'Or and Family Church hearings drew sustained neighborhood opposition. In 2026 the city paused rezonings on 7 older South End properties and dropped 25-story heights from the downtown plan, so new towers will be harder to approve.
What are the monthly dues for a condo on South Flagler Drive?
Only Forté on Flagler, the finished building, has figures to read: about $11,150 to $12,225 a month for a half-floor home in 2026 listings. Brokers estimate South Flagler House near $2.12 a square foot a month. Edgeworth and Maison d'Or have published nothing, so the estimated budget in each prospectus is the number to wait for.
What property tax does a South Flagler Drive condo pay?
Every parcel carries the 2025 West Palm Beach stack of 20.4468 mills. A $6 million residence assessed at full value pays about $122,700 a year before homestead, and a $10 million residence about $204,500. The 0.97-mill Downtown Development Authority levy does not apply on this stretch.
Which South Flagler Drive condo faces Mar-a-Lago?
Maison d'Or, at 3705 on the South End, looks directly across the lagoon at Mar-a-Lago. The Bristol, Edgeworth, Forté and South Flagler House on the 1100 to 1300 blocks face the Everglades Club and its golf course instead, with Worth Avenue beyond.
Is Edgeworth on South Flagler Drive on a ground lease?
Yes. Edgeworth, in pre-sales at 1155 South Flagler Drive, sits on a 99-year ground lease, with delivery estimated for 2029. It offers the lowest entry of the four, from about $5.5 million, and the widest amenity program on the street.
When will South Flagler House be completed?
Topped out as of 2026-10. Both 28-story towers topped out in November 2025; vertical construction began about a year earlier (late 2024) after an April 17, 2024 groundbreaking. Developer inventory still selling (official site lists price bands $6M-$30M; brokerage sites show listings from about $5.7M-$6M to a $70M-$72.5M duplex penthouse). Delivery published as 2027 (Haute Residence narrows to Q3 2027). Completion: 2027, with the developer targeting the third quarter.
