Mr. C Residences West Palm Beach is a 27-story hotel-and-condominium tower at 320 Lakeview Avenue, a block south of Okeechobee Boulevard in the downtown core. Terra and Sympatico Real Estate are building 146 branded residences above a 110-suite Mr. C hotel run by the Cipriani family, with Arquitectonica architecture and Meyer Davis interiors. The project broke ground in August 2025 on a $285 million loan, passed the 16th floor by August 2026 and was more than 85 percent sold by July 2026. Pricing starts around $1.4 million to $1.6 million and completion is slated for 2027.

About Mr. C Residences West Palm Beach
This is the downtown entry point to the new-development market and the only branded hotel residence inside the core. The tower is split: a Mr. C hotel with Bellini Café and Bellini Restaurant on the lower floors, then two tiers of residences. Douglas Elliman called it the fastest-selling new development in West Palm Beach, and the sales pace supports that: roughly 70 percent sold when the construction loan closed and over 85 percent a year later.
KAST Construction is the general contractor and the superstructure was at about the 16th of 27 floors in early August 2026 with glazing starting on the podium. The site is not on the water; it sits between South Olive Avenue and Flagler Drive with the Intracoastal visible from the upper floors.

Two products share the building. Floors 2 through 8 hold 57 furnished Resort Residences with no rental restrictions, which lets an owner place the home in the hotel's short-term program. Floors 9 through 20 hold 89 unfurnished Tower Residences with a six-month rental minimum, the conventional condominium product. Plans run from one to three bedrooms plus penthouses, about 830 to 2,700 square feet, and private elevators serve the residences.
Entry pricing of $1.4 million to $1.6 million works out to roughly $1,100 per square foot, the lowest on this roster. The top of the building trades near $5.7 million. Membership in the Bellini Rooftop private lounge is not included in the purchase.

- Resort Residences and Tower Residences carry different rental rules, furnishing and likely different association budgets. Make sure the contract names the tier you intend to buy.
- The address appears as 320 Lakeview Avenue, 327 Okeechobee and 383 Okeechobee depending on the document, and stories as 26 or 27. Verify against the declaration.
- Completion moved from 2026 in early guides to 2027. With the structure past the midpoint that is a smaller risk than at other projects, but it is not zero.
- This is not a waterfront building. Lower floors look at neighboring buildings; water views begin high in the tower.
