South Flagler House is Related Ross's first luxury condominium in Florida: two matching 28-story towers by Robert A.M. Stern Architects at 1355 South Flagler Drive, holding 105 residences of two to five bedrooms above a private club of roughly 50,000 square feet. Both towers topped out in November 2025 and closings are expected in 2027. Remaining developer inventory is quoted in bands from about $6 million to above $30 million, with a duplex penthouse listed near $70 million.

About South Flagler House
Stern's practice designs in the language of pre-war New York, and the pair of towers at 1355 South Flagler read that way: symmetrical limestone-toned facades, deep loggias, a stepped crown rather than a glass slab. The site is about 3.4 acres with roughly 400 feet of lagoon frontage directly across from the Everglades Club end of Palm Beach island, which is why the project sold more than half a billion dollars of residences in a single quarter.
The lot has a history worth knowing. Frisbie Group and Hines launched a version of this project in 2022, fought a public and legal battle with the developer of Forté next door, settled in 2023 and sold the land to Related for a recorded $194.6 million that August. Related relaunched the sales program, broke ground in April 2024 and had both structures topped out within nineteen months.
South Flagler House residences and prices
Floors 10 through 18 carry the signature residences, two to four bedrooms from about 2,600 to 5,200 square feet. Penthouses occupy floors 25 through 28 at 9,700 to 14,000 square feet, large enough that the city changed its zoning in March 2025 to allow a second kitchen in a single dwelling, a change requested for this building. Floors 5 through 9 hold one-bedroom owner guest suites that can be bought alongside a main residence for visiting family or staff.
The official inquiry form sorts buyers into price bands that start at $6 million to $8 million and run to $20 million to $30 million. Trackers quote the current entry near $5.7 million. Former Apple chief executive John Sculley reportedly contracted a penthouse at around $40 million, which tells you where the top of the building has already traded.

South Flagler House amenities
The club spans three floors and about 50,000 square feet, which is the largest private amenity program on South Flagler. A 25-meter lap pool sits on the lakefront deck. Inside are his-and-hers spas, a salon, a golf simulator lounge, an indoor pickleball court, a theater, a wine room and three dining concepts, the first of them an Italian café announced in September 2026.

Who is building South Flagler House
Related Ross is Stephen Ross's Palm Beach company, the same owner behind One Flagler and most of the new office towers downtown. Robert A.M. Stern Architects designed the towers with Stantec as architect of record, Pembrooke & Ives handled interiors and Coastal Construction is the general contractor. Sales run through Adam McPherson at Related Ross alongside Suzanne Frisbie of Corcoran, whose family sold the land.

South Flagler House location
South Flagler Drive between Okeechobee Boulevard and Southern Boulevard is the quietest stretch of the West Palm waterfront, lined with the Bristol, Trianon and the low El Cid historic district behind it. From 1355 the view east is the Everglades Club golf course and Worth Avenue on the island, with the Royal Park Bridge a few minutes north. Edgeworth, Related's next towers, will rise on the church campus immediately north; Forté is the glass tower to the south.

- Pricing moved sharply during the sales program. Confirm the current release sheet rather than a 2025 quote before anchoring on a number.
- Unit counts are reported as 105, 106 and 108 across broker sites. The developer's figure is 105; use it when comparing per-unit amenity cost.
- The $600 million construction loan was Florida's largest condo loan of 2025. Ask how the loan's completion covenants interact with your closing timeline.
- Edgeworth will be under construction next door from 2027. Residences on the north face will look at an active site for about two years after you close.

The lowest band on the official inquiry form is $6 million to $8 million and the highest is $20 million to $30 million; brokerage trackers list a current entry near $5.7 million. Penthouses trade far above that, with a South Tower duplex marketed near $70 million. We confirm the live sheet before any visit.
When will South Flagler House be finished?
Both towers topped out in November 2025 and the developer has said residents will move in during 2027. Industry trackers narrow that to the third quarter of 2027. Interior fit-out, facade completion and the certificate of occupancy are the remaining milestones; delays at this stage are usually measured in months rather than years.

Robert A.M. Stern Architects is the design architect, with Stantec as architect of record and Pembrooke & Ives on interiors.
