Alba Palm Beach: a finished tower on North Flagler Drive and what that changes for buyers
Alba Palm Beach is the one new tower on North Flagler Drive a buyer can walk into today. It was completed in June 2026 at 95 percent sold, so the view, the finish and the dues are actual, and the developer has a handful of homes left to move before turning to the sister tower next door.

The short answer
- Alba is complete: 55 residences on 22 floors at 4714 North Flagler Drive, delivered in June 2026 with immediate occupancy. The 4 townhomes sold out, with a record of $10.66 million.
- The developer quotes a start just under $3 million; a 6-residence Lower Penthouse Collection on floors 19 to 21 was released from $6.95 million.
- Listing-reported dues run about $3,100 to $3,700 a month for homes near 1,800 square feet and $7,900 to $8,200 for the largest, a precision no unbuilt tower can offer.
- The site is in FEMA Zone X shaded, outside the special flood hazard area, unlike every tower south of it on Flagler Drive.
- The city's planning board rejected the developer's proposed sister tower, Alba Reserve, in May 2026, so the finished building's view corridor is not yet changing.

Alba Palm Beach in brief
Alba Palm Beach is a 22-story, 240-foot condominium of 55 residences at 4714 North Flagler Drive in Northwood Harbor, the northern end of the Flagler corridor. BGI Companies, under Kenneth Baboun, developed it with Blue Road Group. Spina O'Rourke + Partners handled both architecture and interiors, Moss was the contractor, and ONE Sotheby's International Realty sells from 250 North Olive Avenue.
The record of the build is complete. Announced in 2021, the tower launched sales in March 2022, broke ground in August 2023 and topped out in May 2025. It was completed in June 2026 at 95 percent sold.
That is a 5-year arc from announcement to keys, the honest timeline for a tower of this size on this corridor. It is the measure to hold against any sales team 2 miles south that says 2028.
Alba is the only new construction on North Flagler Drive that is finished. Everything else on this site's roster for the corridor is under construction, approved or proposed. That is the reason to study it: Alba shows what the others will feel like.
Alba Palm Beach prices and what remains
The developer's site in October 2026 quotes a start just under $3 million. A $2.5 million entry was reported at completion, which was the townhome tier. The 4 townhomes have sold out, and an earlier townhome set the building's $10.66 million record.
The last townhome, a 4,471-square-foot residence, closed in July 2026 at $10.44 million as a sponsor sale. Brokerage tiers list standard residences of 2,200 to 3,200 square feet from $3 million and premium residences of 3,200 to 4,500 from $5 million. Penthouses start from $6.95 million.
The Lower Penthouse Collection, 6 residences on floors 19 to 21, was released in November 2025 from $6.95 million. Each has 11-foot ceilings, private elevator access and 2 parking spaces. Whether any remain is a question for ONE Sotheby's; the August 2026 tracker described the building as down to its final residences.
Finished product on this corridor has closed below ask. Forté on Flagler's last 2 developer half-floors on South Flagler went at $10.2 million against asks near $15 million. Alba is a different price tier and a different buyer, though the principle holds. A developer with keys in hand and a lender to repay negotiates differently from one with a rendering, and that leverage exists nowhere else on North Flagler this season.
A finished building lets the buyer test the view
Plans are 2 and 3 bedrooms from 1,746 to 4,500 square feet, with the sold-out four-bedroom townhomes at the base and the 6-home penthouse collection at the top. Views take in the Intracoastal, Palm Beach island and the ocean beyond. The penthouses add the downtown skyline to the south.
A finished tower removes the need to imagine. A buyer can stand on the actual terrace of the actual residence at the actual hour. The visit settles what the Intracoastal traffic sounds like, where the sun sets and whether the neighboring lots to the north block anything.
No rendering and no sales-gallery model can do that. On a corridor where towers have been redesigned twice between contract and delivery, it is worth a great deal. Finishes are Spina O'Rourke's, and Artefacto turnkey furniture packages are offered. That serves the out-of-state buyer who wants to move in the week of closing rather than furnish a home from Manhattan.
Alba dues come from an operating association
The program runs to more than 25,000 square feet: sunrise and sunset pools, a private dining room with temperature-controlled wine storage, and a fitness center with Technogym and a Pilates reformer. On-site day docks sit on the Intracoastal, and owners receive a 1-year Palm Beach Yacht Club membership.
Health is covered by a medical concierge through Mount Sinai Health System, with Sollis urgent-care access. The building added a residential partnership with Chevre in January 2026. Whether the concierge sits in dues or is billed per use is a question for the association.
Dues are the number no unbuilt tower can give. Listing-reported assessments in October 2026 run roughly $3,100 to $3,700 a month for two- and three-bedroom homes near 1,800 square feet. They reach about $5,000 for 2,770 square feet and $7,900 to $8,200 for homes of 3,170 to 4,471 square feet.
That is roughly $1.75 to $1.85 a square foot a month. Because the association is operating, the figure reflects actual insurance and staffing rather than a developer's estimate. Confirm the current figure with ONE Sotheby's, and run it through the True cost of ownership tool on this site.
Alba sits outside the flood hazard area and its sister tower is on hold
The site is in FEMA Zone X shaded, the 0.2 percent annual chance zone, outside the special flood hazard area. Every new tower south of it on Flagler Drive, from Olara to South Flagler House, sits in Zone AE, where flood insurance is mandatory with a federally backed mortgage.
A financed buyer at Alba avoids that requirement. A cash buyer should carry flood coverage anyway and will pay less for it. Property tax follows the 2025 West Palm Beach stack of 20.4468 mills: about $61,300 a year on a $3 million residence assessed at full value, before homestead. Northwood Harbor is outside the Downtown Development Authority district.
BGI proposed a sister tower, Alba Reserve, on the adjoining property. The city's planning board rejected the 30-story version in May 2026. Until a revised plan is approved, the finished building's northern sightline is what it is today. What the developer intends to refile, and when, is the question to ask, because the answer affects the north-facing homes.
Who Alba Palm Beach suits and what to compare
Alba suits a buyer who wants to move in now and values a known dues number and a known view over a brand name. It suits an owner who is financing and would rather not carry mandatory flood insurance, and who wants a smaller building with a medical concierge and docks. It is the only North Flagler tower that can be bought and occupied this year.
A buyer who wants a larger club, a restaurant or a hotel brand should compare Olara or The Ritz-Carlton Residences and accept a 2028 delivery. A buyer who wants a finished home at the South Flagler price tier should look at Forté on Flagler. A Premier Listings advisor can arrange a private viewing of the remaining residences at 4714 North Flagler Drive, which here means the actual home rather than a gallery.
Questions to put to the sales team
- Exactly which residences remain, on which floors, and is the developer open to offers on them?
- What is the current monthly assessment for the residence under consideration, and what did the association budget for insurance this year?
- What does the Mount Sinai medical concierge include, and is it in dues or per use?
- What is the status of Alba Reserve next door, and what is the developer's refiling plan?
- Is the Palm Beach Yacht Club membership transferable, and what does it cost after the first year?
- Were there any construction defects reported during the first months of occupancy, and what is the warranty?

The developer quotes a start just under $3 million for the remaining residences. Brokerage tiers list standard residences from $3 million, premium residences from $5 million and the Lower Penthouse Collection from $6.95 million.
