The Town of Palm Beach is the most constrained new-construction market in Florida. Its 1974 code caps multifamily buildings at three stories by right and five by special exception, nearly every parcel has been built for decades, and the Architectural Commission reviews every facade. Between Bellaria in 2006 and 2026 no new condominium was built. Two are now approved, both on the South End of South Ocean Boulevard: OLIN Palm Beach, three five-story OMA buildings from ocean to lagoon with 32 residences offered in bands up to and above $40 million, and Copperline Partners' twelve-villa project on the peninsula at 3031 South Ocean. Most island buyers who want new construction cross the bridges to Flagler Drive.

What the public numbers leave out

Developers publish a starting price and little else. The sheet each sales gallery works from is what decides a purchase.
