The Berkeley Palm Beach: condos on Clear Lake from the developer of the Bristol

The Berkeley Palm Beach is Al Adelson's second West Palm Beach tower after the Bristol: 193 residences by Arquitectonica on the east shore of Clear Lake, each a flow-through plan with a terrace on each face and an in-home health service. It prices at about half the South Flagler towers, and its water is a lake rather than the lagoon.

The short answer

  • Pricing runs from about $2 million to more than $12 million for penthouses, and the average contract was reported near $4 million.
  • Every plan is a flow-through with east and west terraces; dual water views, the lake to the west and the lagoon and ocean to the east, begin above about the 15th floor.
  • Uplin Health in-home health services, a rooftop pool and a seventh-floor pool deck set the building apart downtown.
  • Construction began eighteen months after a ceremonial groundbreaking, and the build is planned at roughly 30 months for 193 residences.
  • The site at 550 South Australian Avenue sits near Interstate 95 and the rail corridor, in FEMA Zone X.

The Berkeley Palm Beach in brief

The Berkeley Palm Beach is a 25-story condominium of 193 residences at 550 South Australian Avenue, on the east shore of Clear Lake. Al Adelson, developer of the Bristol on South Flagler Drive, is building it with Arquitectonica as architect and interior designer. Prices run from about $2 million to more than $12 million, and completion is anticipated in 2029.

The site lies west of downtown rather than on Flagler Drive. Parcels are also cited as 601 and 621 Clearwater Park Road, and the sales gallery is next door at 500 South Australian Avenue, Suite 910. Douglas Elliman Development Marketing runs sales under Jay Phillip Parker, and John Moriarty & Associates is the general contractor.

The building also appears as The Berkeley and The Berkeley West Palm Beach. Adelson's credential is the Bristol at 1100 South Flagler Drive, delivered in 2019, where a residence sold for $21 million in February 2023, the building's record at the time. The Berkeley trades that Intracoastal frontage for Clear Lake, the freshwater lake most residents see only from the Okeechobee overpass, and prices accordingly.

The Berkeley Palm Beach prices and the average contract

Published figures agree on the shape and differ at the edges. The official site says from $2 million to over $10 million, and the developer's July 2026 construction-start release said about $2.5 million to more than $12 million. The Palm Beach Post reported in May 2026 a range of about $1.9 million to $9 million, with penthouses to $12 million.

The same report put the average contract near $4 million, with buyers largely from New York and the Northeast. The sales pace changed materially in 2026. In-house sales were reported at roughly 12 to 15 percent complete in October 2025, before Douglas Elliman took over the program. Sales then passed $115 million by late May 2026 and $120 million by the July construction start, including more than $40 million since April.

Among downtown comparables, Mr. C Residences West Palm Beach starts near $1.4 million to $1.6 million at about $1,100 a square foot. Banyan Tree Residences West Palm Beach starts near $1.8 million to $1.9 million at about $1,200, and Nora House in the low $2 millions.

The developer has not published a per-foot figure for The Berkeley, and residence sizes come only from an independent marketing site. Until the plan book with square footage under air arrives, the per-foot comparison with those towers cannot be made. Request it before comparing.

Every plan at The Berkeley has a terrace on each face

Every residence is a flow-through plan with terraces on both the east and west faces, so each home gets lake light in the evening and city light in the morning. Plans run from 2 to 5 bedrooms, and 4 penthouses crown the tower.

The mix has shifted. During sales, the developer revised it toward two- and three-bedroom plans, replacing some four- and five-bedroom layouts. A buyer who wants a larger home should ask which of those plans survive before touring.

Views depend on the floor. The developer markets dual water views: Clear Lake to the west from every floor, and the downtown skyline, the Intracoastal and the Atlantic to the east from above roughly the 15th floor. Lower floors see the lake and the city. A specific floor's sightline belongs on the model rather than in the renderings.

Category 5 impact glass and a full-building standby generator are standard. That matters more at a 193-residence tower than at a boutique building, because the generator serves common systems during an outage. What it powers inside the residences is the question to ask.

Amenities and the Uplin Health concierge at The Berkeley Palm Beach

The program is broad. A rooftop resort pool with spa and sky lounge sits above a seventh-floor pool deck with private cabanas, and a fitness center looks over the lake. A wellness center holds treatment rooms and separate saunas, beside a golf simulator and a private dining room with a chef's kitchen. Social lounges, co-working space, concierge and valet complete it. There is no marina and no restaurant open to the public.

The distinguishing piece is in-home health services through Uplin Health, which the developer describes as a resident benefit. No other new condominium downtown offers a health concierge, and Olara on North Flagler Drive is the only other tower on this roster with a concierge-medicine partner. Ask what Uplin's service includes, whether it sits in dues or is billed per use, and what happens if the agreement ends.

Early listings imply dues near $1.45 a square foot a month, roughly $2,500 to $2,800 for homes of 1,700 to 1,900 square feet. No developer budget has been published, so the figure remains an estimate. The True cost of ownership tool on this site combines it with taxes and insurance for any specific plan.

South Australian Avenue favors the airport over Flagler Drive

The 500 block of South Australian Avenue sits between Clear Lake and the Okeechobee office corridor. The Kravis Center, Rosemary Square and the convention center lie a few blocks east, and Interstate 95 a few blocks west. Cleveland Clinic's planned West Palm Beach campus is nearby.

For a buyer who drives to Palm Beach International Airport or north on the interstate, it is the most convenient address among the new towers. For a buyer whose life is on Flagler Drive or the island, it is the least. The interstate and the FEC rail corridor run a few blocks west, so visit at rush hour and listen before choosing a west-facing line.

The lake itself is a quiet asset, with none of the boat traffic the Intracoastal towers see. The parcel is in FEMA Zone X, minimal flood hazard, outside the special flood hazard area. The South Flagler and Currie Park towers sit in Zone AE, where flood insurance is mandatory with a federally backed mortgage. A financed buyer avoids that requirement here.

Deposits and dues remain unpublished through a long build

The developer has not published a deposit schedule. One search listing described 10 percent at contract and 3 further 10 percent installments, with 60 percent at closing, though it could not be confirmed on an opened page. The current terms should come from the gallery in writing.

Florida law frames the money. Under section 718.202, deposits up to 10 percent must stay in escrow, and larger amounts may fund construction only if the contract permits it. Section 718.503 gives a 15-day right to cancel.

Property tax follows the 2025 West Palm Beach stack of 20.4468 mills: about $51,100 a year on a $2.5 million residence assessed at full value and about $81,800 on $4 million, before homestead. The Downtown Development Authority levy of 0.97 mills applies only inside its district, and whether 550 South Australian Avenue falls within it is a question for the gallery.

The timeline deserves attention. A ceremonial groundbreaking in December 2024 was followed by a $62.5 million pre-development loan in October 2025. The actual construction start was announced July 6, 2026, once sales passed the lender's threshold. Completion is anticipated in 2029, a build of roughly 30 months for a 193-residence tower. The Move-in planner on this site lays that horizon against a buyer's own sale and move dates.

The Berkeley suits a buyer under $3 million who values access over frontage

The Berkeley suits a buyer who wants a large full-service tower under $3 million from a developer with a delivered trophy building to his name. It suits an owner who values the airport, the interstate and the downtown offices over a Flagler address, and who will use a rooftop pool more than a dock. It also suits a buyer who wants a health service in the building.

A buyer who needs an Intracoastal terrace should compare Olara or Shorecrest on North Flagler Drive, at a higher entry. A buyer who wants a smaller building should look at Banyan Tree Residences West Palm Beach. A Premier Listings advisor can arrange a private viewing of the gallery at 500 South Australian Avenue and walk the site at the hour of day that matters most to the household.

Questions to put to the sales team

  • Which four- and five-bedroom plans survive the revised unit mix, and on which floors?
  • What is the deposit schedule, and will any deposit above 10 percent be used for construction?
  • What is the estimated monthly assessment per square foot, and what does it assume for insurance?
  • What does the Uplin Health service include, is it in dues or per use, and what happens if the agreement ends?
  • What is the finished-floor elevation of the amenity levels, and what does the standby generator power inside residences?
  • Is 550 South Australian Avenue inside the Downtown Development Authority taxing district?
  • What is the outside completion date in the purchase agreement?

Questions this article answers

How much does The Berkeley Palm Beach cost?

Published ranges differ: from $2 million to over $10 million on the official site, about $2.5 million to more than $12 million in the developer's July 2026 release, and about $1.9 million to $9 million in the Palm Beach Post, with an average contract near $4 million. Among large full-service towers downtown, only Mr. C Residences West Palm Beach is more affordable.

Is The Berkeley Palm Beach on the Intracoastal?

No. The tower at 550 South Australian Avenue overlooks Clear Lake, the freshwater lake on the west side of downtown West Palm Beach. Residences above roughly the 15th floor also see the skyline, the Intracoastal Waterway and the Atlantic to the east, which the developer markets as dual water views.

When will The Berkeley Palm Beach be finished?

The developer anticipates completion in 2029. A ceremonial groundbreaking was held in December 2024, and construction began in July 2026 once sales passed $120 million and a $62.5 million pre-development loan had closed. John Moriarty & Associates is the contractor. Rely on the outside completion date in the purchase agreement rather than the marketing estimate.

Who is the developer of The Berkeley Palm Beach?

Al Adelson, the developer of the Bristol at 1100 South Flagler Drive, delivered in 2019, where a residence sold for $21 million in 2023. Arquitectonica, under Bernardo Fort-Brescia, is both architect and interior designer, and Douglas Elliman Development Marketing runs sales from 500 South Australian Avenue, Suite 910. The Bristol's record is the main reason buyers trust a 2029 delivery.

What is Uplin Health at The Berkeley Palm Beach?

Uplin Health is the in-home health services provider the developer lists among the building's amenities, alongside concierge and valet. The developer has not published what the service covers, whether dues include it or it is billed per visit, or what happens if the agreement ends. Those are questions for the sales team before contract.

What are the dues at The Berkeley Palm Beach?

No developer budget has been published. Early listings imply dues near $1.45 a square foot a month, roughly $2,500 to $2,800 for homes of 1,700 to 1,900 square feet. Treat that figure as an estimate until the developer publishes a budget.

Is The Berkeley Palm Beach in a flood zone?

The parcel is in FEMA Zone X, minimal flood hazard, outside the special flood hazard area. The South Flagler and Currie Park towers sit in Zone AE, where flood insurance is mandatory with a federally backed mortgage, so a financed buyer at The Berkeley avoids that requirement.

What is the deposit schedule at The Berkeley Palm Beach?

The developer has not published one. A search listing described 10 percent at contract and 3 further 10 percent installments, with 60 percent at closing, but it could not be confirmed. Under section 718.202, deposits up to 10 percent stay in escrow, and section 718.503 gives a 15-day right to cancel.

What are property taxes at The Berkeley Palm Beach?

At the 2025 West Palm Beach stack of 20.4468 mills, tax runs about $51,100 a year on a $2.5 million residence assessed at full value and about $81,800 on $4 million, before homestead. The Downtown Development Authority levy of 0.97 mills applies only inside its district.

How many residences does The Berkeley Palm Beach have, and how big are they?

The Berkeley Palm Beach has 193 residences over 25 stories, with residences of 1,699 to 4,752 square feet. 2 to 5 bedrooms, flow-through layouts with east- and west-facing terraces; four penthouses.
