Palm Beach Island

Two projects in twenty years and both on the South End

  • Palm Beach
  • Updated October 15, 2026
  • 2 new towers

The Town of Palm Beach is the most constrained new-construction market in Florida. Its 1974 code caps multifamily buildings at three stories by right and five by special exception, nearly every parcel has been built for decades, and the Architectural Commission reviews every facade. Between Bellaria in 2006 and 2026 no new condominium was built. Two are now approved, both on the South End of South Ocean Boulevard: OLIN Palm Beach, three five-story OMA buildings from ocean to lagoon with 32 residences offered in bands up to and above $40 million, and Copperline Partners' twelve-villa project on the peninsula at 3031 South Ocean. Most island buyers who want new construction cross the bridges to Flagler Drive.

Why the island has so few

Palm Beach rewrote its zoning in 1974 to stop the tower building that produced the South End's 1960s condominiums, and it has held the line since. Multifamily density is capped around 13 units per acre in the relevant district, height at five stories or about 55 feet by special exception, and any new building needs the Architectural Commission's approval of its design. OLIN required 21 variances, two special exceptions and two years of hearings to replace 135 old units with 41.

The practical result is that island buyers who want a new residence either buy a renovated apartment in a 1960s building, a new house, or a unit in one of the West Palm Beach towers across the lagoon, which is why South Flagler House's buyers include longtime island residents.

The South End

South Ocean Boulevard from Sloan's Curve to the Lake Worth Beach bridge is a strip of mid-century condominiums with the beach on one side and the Lake Worth Lagoon on the other. It is where the island's condominium life is concentrated and where both approved projects sit, within three blocks of each other. The Palm Beach Par 3 golf course, Phipps Ocean Park and the Lake Trail are the public amenities; Worth Avenue is about four miles north.

Across the water

The South End looks west at the South Flagler corridor, so Maison d'Or and the Southbridge and Harbor Towers assemblages are its visual neighbors. The Southern Boulevard bridge connects the two in minutes. Buyers comparing OLIN with South Flagler House are weighing an ocean beach against a lagoon view, a town with a five-story limit against a city building 28-story towers, and $40 million residences against $6 million ones.

Questions

Questions about The Island

Are there any new condos on Palm Beach island?

Two approved projects, both on the South End: OLIN Palm Beach at 2720 and 2730 South Ocean Boulevard, in sales since July 2026 with demolition under way, and an unnamed 12-villa condominium at 3031 South Ocean approved in April 2026 but not yet selling. Before them the last new condominium was Bellaria, completed in 2006.

Why is there so little new construction in Palm Beach?

The town's zoning code, rewritten in 1974, caps multifamily buildings at five stories by special exception and limits density, and the Architectural Commission must approve every design. Nearly every lot is already built. OLIN needed 21 variances and two years of hearings to replace 135 old units with 41 new ones.

Where do Palm Beach buyers go for new construction?

Across the lagoon to West Palm Beach. South Flagler House, Edgeworth and Maison d'Or face the island's estate section and Mar-a-Lago from Flagler Drive, and several of their buyers are island residents trading an older apartment for a new tower five minutes from Worth Avenue.
