  • West Palm Beach
  • Updated October 15, 2026
  • 6 new towers

South Flagler Drive runs along the Lake Worth Lagoon from Okeechobee Boulevard south past Southern Boulevard, facing the estate section of Palm Beach island. It is where West Palm Beach's resale records are set and where its four most expensive new towers are being built: South Flagler House and Edgeworth by Related Ross, Maison d'Or by Kolter Urban and Perko, and the completed Forté on Flagler. Entry pricing on the corridor starts around $5.3 million and penthouses are asked above $70 million.

What the corridor is

Flagler Drive south of downtown is a two-lane waterfront road with a public path on the seawall, lined on the land side by condominiums from the 1960s to today and, behind them, the oak streets of El Cid, Prospect Park and the South End. The island across the water is the quiet residential half of Palm Beach: the Everglades Club golf course, the estate section and, at the south end, Mar-a-Lago. That view is the asset every tower here is selling.

The Bristol, delivered in 2019 at 1100 South Flagler, proved the market: units there have traded above $3,500 per square foot and a $21 million sale in 2023 set the building's record. La Clara followed in 2023 and Forté in 2025. South Flagler House, two blocks south of the Bristol, sold more than half a billion dollars of residences in a single quarter of 2026.

The height fight

West Palm Beach voters once capped the Flagler waterfront at five stories, and the towers that exist got there through planned-development rezonings. In 2025 the Commission approved Maison d'Or at 194 feet over sustained objections from the Central Park and Southland Park neighborhoods; in July 2026 it froze redevelopment of seven older buildings between Monroe Drive and Southern Boulevard for six months to study an overlay; and in September 2026 the Downtown Master Plan rewrite dropped a proposal for 25-story buildings on the downtown waterfront. The direction is toward tighter review, which protects the towers already approved and makes new ones harder.

The buyout wave

Below the new towers, the 1960s and 1970s buildings on the South End are being courted by developers: BEKO Equities offered $295 million for Portofino South, four developers approached the Flagler Yacht Club, Fort Partners assembled Harbor Towers and a Related Ross affiliate bought most of Southbridge. None has a plan a buyer can act on, but they explain why the corridor will keep changing for a decade.
