Pompano Beach is the oceanfront city between Lauderdale-by-the-Sea and the Hillsboro Inlet, and north of the inlet Hillsboro Mile is the separate Town of Hillsboro Beach. For decades it was 1970s condominiums and a fishing pier. Since 2021 the developers have brought branded residences: the Ritz-Carlton Residences and Waldorf Astoria Residences side by side on South Ocean Boulevard, W Pompano Beach at the pier, Armani/Casa on North Ocean Boulevard and Rosewood on Hillsboro Mile, alongside Casamar, Salato and Ocean580.

What the coast is
South Ocean Boulevard runs along a narrow strip where several lots reach from the beach to the Intracoastal, which is why the towers there come with marinas. The middle of the city is the pier district: the Fisher Family Pier, built in 1963 and rebuilt from 2019 higher and about twice as wide, and the 6-acre Pompano Beach Fishing Village around it, with Beach House Pompano, Oceanic and Lucky Fish and a Hilton hotel. North Ocean Boulevard and Briny Avenue continue as a row of beachfront condominiums to the Hillsboro Inlet and its lighthouse.
Across the inlet, Hillsboro Mile is a single road between the ocean and the Intracoastal lined with estates and low condominiums. It has its own town government and its own rules, which matters for the only new project there.
What is being built and why now
The city's Community Redevelopment Agency spent a decade preparing the beach: a master plan in 2010, a development agreement in 2013, a 609-space pier garage that opened in June 2016 and the Fishing Village from 2017. Related Group followed with Solemar, completed in 2023, and Casamar, a 21-story tower at 900 North Ocean Boulevard delivered in 2025.
The branded wave is now topping out. Waldorf Astoria Residences at 1350 South Ocean Boulevard, by Related Group and Merrimac Ventures, reached its full 28 stories in May 2026 with more than 85 percent of 92 residences under contract, prices from $2.65 million and penthouses from $16 million to $20 million, for summer 2027. Next door at 1380, Fortune International and Oak Capital broke ground on the Ritz-Carlton Residences in November 2022. W Pompano Beach, by Related Group and BH Group, is a 24-story hotel and residence tower on 4 beachfront acres, with 9 penthouses priced from $6.5 million to more than $15 million. Salato Residences at 305 Briny Avenue was completed in May 2026: 10 stories and 40 residences, with remaining homes from about $2.4 million to $5.3 million. Armani/Casa Residences, announced in November 2024, and Ocean580 are marketed on North Ocean Boulevard and Briny Avenue.
Height rules and the Hillsboro fight
Pompano's beach towers also need Federal Aviation Administration clearance: Casamar's 21 stories were cleared by the FAA in 2022 before construction. The city has shown it protects ocean views from existing condominiums; its pier garage was held to 55 feet for that reason.
Hillsboro Beach is stricter. Rosewood Residences at 1180 Hillsboro Mile was approved for 10 stories in 2022, then stalled when 4 residents sued over its height. Related Group and Dezer Development filed a second rezoning in November 2024, broke ground in December 2024 and topped out in February 2026. The finished project is 92 homes on about 12 acres from the ocean to the Intracoastal, priced from $5.95 million, for early 2027.
Flood zones and insurance
Pompano's oceanfront sits on a higher dune than much of Broward's coast. On FEMA's July 2024 maps the Casamar, Salato and Armani/Casa sites are zone X, while the Ocean580 and W Pompano Beach lots run from zone X on the street side into VE or AE toward the water. The Waldorf Astoria site is largely zone VE with a 13-foot base flood elevation, the coastal high-hazard zone, and the 2-tower Ritz-Carlton site spans zones VE, AO and X. On Hillsboro Mile the Rosewood site is mostly zone X with AE 7 on its Intracoastal side. Ask the developer for the elevation certificate.
Most of the existing buildings on this coast date from the 1960s to the 1980s and are subject to Florida's milestone inspection law, which requires a structural inspection by the end of the year a condominium of 3 or more stories turns 30, or 25 where a local agency requires it. Special assessments in those buildings are part of why buyers are paying for new construction here.
How buyers live here
Pompano is quieter than Fort Lauderdale Beach. Owners walk to the pier and the Fishing Village restaurants, boat out of the Hillsboro Inlet, and drive south to Las Olas or north to Boca Raton for the rest. Hillsboro Mile is quieter still: no shops, a single road and the inlet at its south end.
