What the beach is
The island has 3 distinct stretches. Central Beach, between Sunrise Boulevard and Las Olas Boulevard, is a grid of short streets between the ocean and the Intracoastal: A1A, Seabreeze Boulevard and Birch Road nearest the beach, Bayshore Drive on the water. South of Las Olas, Bahia Mar's marina and the Harbor Drive lots face the Intracoastal, and at the south end Pier Sixty-Six sits at the 17th Street Causeway. North of Sunrise, North Ocean Boulevard is a row of mid-century condominiums with the beach on one side.
Bonnet House Museum and Gardens and Birch State Park take up a long stretch of the ocean side north of Central Beach. Most of the new buildings around them are boutique projects of 13 to 22 stories rather than large towers.
What is being built and why now
Selene, Kolter Urban's pair of 26-story, 300-foot towers at 151 North Seabreeze Boulevard, began moving owners in during November 2025 with 194 residences 88 percent sold. Pier Sixty-Six reopened in January 2025 as a 325-room resort with 88 residences on a 32-acre marina property, and Tavistock announced a second phase in May 2026: 4 towers of 23 stories and 270 feet with 339 residences on about 8 acres around the 17th Street bridge.
The newer launches are smaller. The Ritz-Carlton Residences, Fort Lauderdale Beach, announced in February 2026 by MICL and Admire Capital, is 2 towers of 13 stories with 83 residences at 551 Bayshore Drive, the same 83-unit site first filed in 2024 as Olakino House. Bungalow East is 14 stories and 34 residences at 530 North Birch Road; Riva Residenze is 20 stories and 36 residences with 7 yacht slips at 3019 Harbor Drive; Opus at 701 is 13 stories and 54 residences on Bayshore Drive. St. Regis Bahia Mar is the largest: Related Group, Tate Capital and Rok Acquisitions launched it in 2024 on the 40-acre marina that hosts the Fort Lauderdale International Boat Show.
Height rules and approvals
Most of these projects need site plan approval from the city's Development Review Committee and, for height or setback relief, the Planning and Zoning Board or City Commission. The Amalfi at 2317 North Ocean Boulevard is the example: in the RMH-60 district, where Florida YIMBY reported a 240-foot maximum east of the Intracoastal, it needed conditional use approval for 236.5 feet plus setback waivers on a 0.84-acre lot. Opus at 701 changed its parking podium and balconies at the request of city reviewers before the Commission approved it, and it replaces a 1955 hotel and an older apartment building.
The open files are One North Birch and The Pillars Club and Residences on North Birch Road, One on One Harbor Beach on Harbor Drive, whose filings put it at 21 stories and 259 feet, and Pier Sixty-Six's second phase, which was expected to enter city review later in 2026. None of these is approved, and a buyer should treat their plans as subject to change.
Flood zones and insurance
Broward's current FEMA flood maps took effect on July 31, 2024. Most of the beach's new-construction sites are zone AE: the Bayshore Drive and Birch Road lots, The Terraces on Orton Avenue, Bahia Mar and Harbor Drive carry base flood elevations of 6 to 7 feet. The dune-side blocks on A1A sit higher, and the Selene site is mapped zone X. Several sites straddle 2 zones, including The Amalfi on North Ocean Boulevard and Riva on Harbor Drive, so each parcel should be checked on the FIRM itself.
New buildings are designed above these elevations, which keeps flood premiums lower than in the island's 1960s and 1970s condominiums. Those older buildings also face Florida's milestone inspection law, which requires a structural inspection by the end of the year a condominium of 3 or more stories turns 30, or 25 where a local agency requires it, and every 10 years after.
How buyers live here
Life runs on A1A and the water. Central Beach buyers walk to the sand and to Las Olas Boulevard's beach end, and cross the Las Olas bridge to the shopping district on the mainland. Harbor Drive and Bahia Mar buyers are usually boat owners: Riva, the Ritz-Carlton and St. Regis all offer dock space, and Pier Sixty-Six is a superyacht marina. Each fall the Fort Lauderdale International Boat Show takes over Bahia Mar and the surrounding streets.
