Where the next skyline is being poured

  • West Palm Beach
  • Updated October 15, 2026
  • 14 new towers

North Flagler Drive, from Currie Park north through Northwood Harbor to the Lake Park line, is the busiest construction corridor in Palm Beach County. Three towers are under construction, Olara, Shorecrest and the Ritz-Carlton Residences, Alba Palm Beach is complete, the Mandarin Oriental and Rosewood towers are approved, and the Rybovich marina, the Terra and BH parcel and Jeff Greene's land could add six more. Entry pricing starts near $2.7 million, two to three million dollars below South Flagler, with water on one side and the Northwood neighborhoods on the other.

What the corridor is

North of downtown the lagoon widens and the island across it becomes the Palm Beach Country Club, the Palm Beach Inlet and Peanut Island. For sixty years the West Palm shore here was single-family houses, small 1960s condominiums and the Rybovich yacht yard. The zoning that changed it is the Currie Corridor and North Flagler overlays, which allow towers of up to 350 feet in return for public benefits, and the buyers that changed it are the same Northeast relocations who filled South Flagler at twice the price.

The result is a cluster: the Ritz-Carlton at 1717, Shorecrest at 1865, Olara at 1919, Rosewood at 2001 and the Terra and BH site at 2085, all within four blocks facing Currie Park, then a gap to the Rybovich marina at 4200, Alba at 4714 and the Mandarin Oriental at 5400.

The line the city drew

In 2025 the city capped new buildings east of North Flagler north of 44th Street at 300 feet, and in May 2026 its Planning Board recommended denial of Alba Reserve, a 360-foot tower that sought to exceed it, on the same night it endorsed Rosewood at 306 feet. Jeff Greene sued the city in October 2025 over the stalled approval of his Currie Park towers and settled on a land swap in February 2026. Buyers should read the corridor as fully entitled at the south end and contested at the north end.

Currie Park and Northwood

Currie Park, the 15-acre waterfront park with the 23rd Street boat ramp, is being renovated with a $35 million city program and is the front yard of the southern cluster. Northwood Village's restaurants and shops are three blocks west, and the Nora District's dining and the Brightline station are a short drive south. The northern stretch, Northwood Harbor, is quieter and closer to the inlet, which is what Alba and the Mandarin Oriental are selling.

Questions about North Flagler

Which new condos are under construction on North Flagler Drive?

Three as of October 2026: Olara at 1919 North Flagler, between the 15th and 18th of 26 floors by early autumn with completion in 2028; Shorecrest at 1865, which broke ground in April 2026 for 2027; and the Ritz-Carlton Residences at 1717, which broke ground in February 2026 for 2028. What is the least expensive new condo on North Flagler?

Olara and Shorecrest both report entry pricing between $1.7 million and $2.7 million depending on the source and date, with Olara's developer quoting from $2 million. The Ritz-Carlton Residences start at $3 million for remaining homes, Alba just under $3 million and the Mandarin Oriental from $3.5 million.

Is North Flagler Drive a good investment compared with South Flagler?

North Flagler trades at roughly half the price per square foot of the South Flagler towers with a wider lagoon view and more new supply. The Ritz-Carlton's $16.95 million penthouse contract set the corridor's record in 2026. More supply means more choice now and more competition at resale; the branded buildings are positioned to hold value best.
