Downtown West Palm Beach

The walkable core where Wall Street South lives

  • West Palm Beach
  • Updated October 15, 2026
  • 5 new towers

Downtown West Palm Beach is the square mile between the Lake Worth Lagoon, Okeechobee Boulevard, Clear Lake and Palm Beach Lakes Boulevard: Clematis Street, Rosemary Square, the Brightline station, the Kravis Center and the office towers that brought Goldman Sachs, BlackRock and Wells Fargo's wealth division to Florida. Its new condominiums are the entry point to the market, from Mr. C Residences at about $1.4 million to Banyan Tree Residences and the Berkeley near $2 million, with Related Ross planning a boutique building on a full block at Fern Street.

What downtown is

Since 2021 the city has added more than nine thousand residents and a financial district that Related Ross built almost single-handedly: One Flagler, 360 Rosemary, 515 Fern and a half dozen more. The people who work in those buildings want to walk to them, and the condominiums rising downtown are priced for executives rather than for the island's estate buyers. None of them is on the water; their views are the skyline and, from upper floors, the lagoon two or three blocks east.

The buildings differ sharply. Mr. C is a hotel-condominium with Cipriani restaurants and a short-term rental tier. The Berkeley is a 193-unit full-service tower on Clear Lake by the developer of the Bristol. Banyan Tree is 88 corner residences under an Asian hospitality brand on a sub-acre lot. Nora House, just north, is a mid-rise in a converted warehouse district.

The master plan

The Downtown Master Plan rewrite that reached the City Commission in October 2026 keeps the Flagler waterfront low, at five stories south of Datura Street and eight north of Banyan Boulevard, and pushes 25-story buildings inland to designated districts with workforce-housing benefits. That is why the new towers sit on Hibiscus, Lakeview, Fern and Australian rather than on Flagler Drive, and why the next wave will too. Separately, Florida's Live Local Act lets some mixed-use parcels reach 25 stories regardless of the local plan, which produced a pre-application for a condo-and-workforce tower on Fifth Street in 2026.

Getting around

Brightline connects the station on Evernia Street to Fort Lauderdale, Miami and Orlando. Palm Beach International Airport is ten minutes west on Okeechobee or Belvedere. The Flagler Memorial and Royal Park bridges put Worth Avenue and the island's clubs within a few minutes, and the Norton Museum, the Kravis Center and the waterfront park are all walkable from every building on this page.
