Where Broward's entry tier sits

Broward's new towers start lower than Palm Beach's. Downtown, Viceroy Residences and Andare by Pininfarina open below $2.3 million; on the beach, Selene, Bungalow East and The Terraces start between $2 million and $2.7 million; in Pompano Beach, Casamar, Salato and the Waldorf Astoria start below $2.7 million; and in Hollywood, Icon Beach starts below $1 million.

Entry prices buy the smallest residences on the lowest floors. Compare price per square foot, the view line and the dues budget rather than the headline number, and check the recorded sales on finished buildings for what owners actually paid.

Icon Beach in Hollywood, with residences from about $850,000, and Viceroy Residences downtown, where broker sheets show residences from about $760,000. Both are larger towers with smaller entry residences than the boutique buildings on the beach.
