Rosewood Residences Hillsboro Beach is Related Group and Dezer Development's 92-home project at 1180 Hillsboro Mile, split between a 10-story tower on the beach and a 3-story building on the Intracoastal across A1A. Arquitectonica designed both buildings, Studio Piet Boon the interiors, and Rosewood Hotels & Resorts will run the amenities and services. The concrete is topped out. Remaining homes start at $5.95 million and penthouses at $16.5 million.

About Rosewood Residences Hillsboro Beach
The site is a rare through-lot on Hillsboro Mile: about 605 feet of beach on the east side of A1A and 600 feet of Intracoastal frontage on the west, roughly 11 to 12 acres in all. The oceanfront parcel carries a 10-story tower of 70 condominiums with stacked, curving terraces that the 2023 launch release likened to a yacht. The Intracoastal parcel carries a 3-story building of 22 larger homes the developer markets as villas, along with the sports courts and a private marina.
Related and Dezer broke ground in December 2024 and topped out in February 2026, a little over a year later, with Coastal Construction Group as general contractor. Trade press describes it as the first new construction in Hillsboro Beach in more than 20 years and the area's first hotel-branded condominium. The official site still reads Now Under Construction, and the developer has guided delivery to early 2027.

Homes run from about 2,800 to 6,400 square feet with 2 to 5 bedrooms. Every residence has a private elevator lobby and entry foyer, a separate service elevator, a powder room and a laundry room. Oceanfront homes face east with no building in front of them; Intracoastal homes face west over the water. Select residences add a private rooftop or lanai terrace with a plunge pool and summer kitchen.
Piet Boon designed the kitchens around a Wolf and Sub-Zero package with a 48-inch gas range, steam oven and built-in coffee machine. Primary baths have stone showers and a freestanding tub, and the primary bedroom gets a midnight bar. The penthouse collection released in April 2026 has 6 oceanfront homes of about 5,000 to 5,560 square feet and 9 Intracoastal homes of 3,200 to 6,400 square feet, from $16.5 million.

Rosewood Residences Hillsboro Beach location
Hillsboro Mile is the narrow stretch of A1A between the Hillsboro Inlet and Deerfield Beach, lined with condominiums and estate homes and with almost no commercial frontage. The Hillsboro Lighthouse sits at the inlet to the south, and Pompano Beach's pier and Fishing Village are a short drive past it. Boca Raton's Mizner Park is about 15 minutes north, which is why the developer opened its newest sales gallery at 101 East Palmetto Park Road in downtown Boca.

The approvals
The town approved a 10-story building in 2022, and 4 residents then sued over its height. In November 2024 the developers filed a second rezoning to redesignate the 11.8-acre property as a coastal dune conservation district, and construction started the next month. We could not confirm in 2026 reporting how the lawsuit was resolved; buyers should read the litigation section of the prospectus.

- The only published maintenance estimate is $1.74 per square foot per month with reserves, from the 2023 fact sheet. Expect the closing budget to be higher after recent Florida insurance and reserve changes.
- FEMA maps the Intracoastal parcel in flood Zone AE with a 7-foot base flood elevation; the oceanfront tower sampled as Zone X. Ask for each building's elevation certificate.
