Upcoming condos on North Flagler Drive West Palm Beach: the approved and proposed towers
Upcoming condos on North Flagler Drive range from an approved Rosewood-branded tower awaiting its sales launch to proposals still in litigation or not yet filed. Approval status, more than any rendering, tells a buyer which names will become buildings.

The short answer
- Rosewood Residences West Palm Beach at 2001 North Flagler is approved and is the most likely next launch; pricing has not been released.
- Safe Harbor Rybovich has approval for a first phase of 259 units and a $322 million acquisition and construction loan; its 461-foot tower would be the city's tallest.
- The Jeff Greene towers by Herzog & de Meuron were in litigation with the city before a land-swap agreement addressed height; final approvals remain outstanding.
- Alba Reserve drew a 6 to 1 planning board recommendation of denial, and Apogee is approved but has shown no sales activity.
- Branding at Currie Park Towers and La Fontana rests on unconfirmed press reporting and has not appeared in developer marketing.

Upcoming condos on North Flagler Drive sort by approval status
Upcoming condos on North Flagler Drive fall into two groups. The approved projects are Rosewood Residences West Palm Beach, the first phase of Safe Harbor Rybovich and Apogee. The proposed ones are the Jeff Greene towers, Currie Park Towers, Alba Reserve, La Fontana and the Good Samaritan towers. None has published pricing, so approval status alone separates the likely buildings from the long shots.
The corridor's recent history argues for patience. Olara was approved in December 2022 and launched in January 2023, and it now targets delivery in 2028. That is more than 5 years after approval. Several of the projects below have not reached approval at all.
Height is the policy fault line. Rules adopted in 2025 limit new filings east of North Flagler and north of 44th Street to 300 feet, and neighborhood groups in Northwood have opposed taller towers since 2021. Projects filed before the rule rely on grandfathering. The planning board has not always accepted it.
Rosewood Residences West Palm Beach is approved and next to launch
Rosewood Residences West Palm Beach is the most advanced of the upcoming towers. Related Group and BH Group, through 2001 N. Flagler Drive Owner LLC, filed plans in January 2026 for a 27-story Arquitectonica tower. It holds 90 condominiums averaging about 3,382 square feet, with 8 lower-level townhouses and 185 parking spaces.
Indoor amenities run to more than 13,000 square feet, with a fifth-floor pool, and the tower reaches 306 feet through incentives. The 0.78-acre site, home to a medical office building, was bought in 2024 for a reported $34 million to $35 million.
The planning board unanimously recommended approval on May 19, 2026, and city approval was reported in June 2026. The Rosewood name has appeared in the press and on trackers but not in developer marketing. No website, gallery or pricing exists yet.
The same developers are building The Ritz-Carlton Residences, West Palm Beach 2 blocks south, which went from launch to more than 70 percent presold by groundbreaking. If Rosewood follows the same pattern, early registration will matter more than usual.
The Jeff Greene and Currie Park Towers sites await final approvals
Jeff Greene's proposal at 2175 and 2251 North Flagler, across from Currie Park, calls for two 30-story towers by Herzog & de Meuron. Reported unit counts conflict. Lawsuit coverage cites 76 condominiums, while a 2026 summary cites about 170 averaging 4,000 square feet. The planning board approved the towers in 2023, but final site-plan approval never came.
Greene sued the city in October 2025 under the Bert Harris Act. On February 2, 2026, the City Commission approved agreements with Greene entities. They included a 0.86-acre land swap at 2323 North Flagler, a $6 million payment for height bonuses and a 15-year window to use them.
Reports describe the towers' height as secured by those agreements. Final approvals, a sales program and a timeline remain outstanding. Until they arrive, the project is a name to follow rather than a residence to reserve.
Next door, Terra and BH Group are under contract to buy Greene's 1.55-acre parcel at 2085 North Flagler for about $100 million. They have floated two 31-story towers with 281 condominiums of 1,065 to 4,510 square feet, a 362-space garage and retail. The Palm Beach Post reported that Terra may plan a St. Regis-branded condominium at 2023 North Flagler, likely the same site. The brand is unconfirmed.
Safe Harbor Rybovich District at 4200 North Flagler Drive holds the tallest approval
The planning board approved the first phase of the Rybovich marina redevelopment in September 2025, despite a staff recommendation to deny the site plan element. Tower A rises 36 stories and 461 feet with 112 condominiums. Tower B rises 34 stories and 422 feet with 147 units. Tower A would be the tallest building in West Palm Beach.
The full plan envisions 4 towers and about 660 residences around a superyacht marina and a 60,937-square-foot private club. Integra Investments bought the 15-acre site from the Huizenga family for $72.4 million in July 2026. In August it closed a $322 million acquisition and construction loan from Tyko Capital.
Integra has not disclosed whether it will build the approved Huizenga plan unchanged, and coverage describes only Tower A explicitly as condominiums. For an owner who keeps a large yacht, this is the only North Flagler project built around a working superyacht marina. The trade-offs are scale, a mixed-use club open to outside members and a second phase of 401 units that has not been approved.
Apogee sits idle while Alba Reserve faces a denial recommendation
Apogee shows how long an approval can sit idle. Related Group's project at 4906 North Flagler was cut from 46 units and about 287 feet to 39 units, 21 stories and about 235 feet before the city rezoned the 1.45-acre site in March 2025. More than 18 months later there is no sales program, pricing or construction start.
Apogee should not be confused with the Ritz-Carlton site at 1717. Its architect credit remains unresolved between Arquitectonica and Sieger Suarez. Until a sales program appears, it is a project to register for rather than one to reserve.
Alba Reserve at 4720 North Flagler is the sister project to Alba Palm Beach by BGI Companies and Blue Road Group. It proposed 87 residences of 1,440 to 3,505 square feet, designed by Carlos Ott with Spina O'Rourke + Partners. On May 19, 2026, the planning board voted 6 to 1 to recommend denial of a 30-story, 360-foot version, with staff citing the 300-foot limit.
The City Commission has the final say, and no vote has been reported. Owners at Alba Palm Beach should track Alba Reserve closely, because approval would mean multi-year construction on the adjoining lot. The Commission vote is the date to watch.
La Fontana and Good Samaritan remain watch items
Unicorp National Developments, led by Chuck Whittall, is under contract to buy the 1961 La Fontana co-op at 2800 North Flagler. The building has about 140 units, the price is roughly $200 million and closing is expected in 2027.
In August 2026 Whittall told the Palm Beach Post he plans two towers, an ultra-luxury hotel and a hotel-branded condominium. No brand, design or filing exists yet, and an earlier combined offer for La Fontana and Portofino collapsed. The plan remains a statement of intent until a filing reaches the city.
At 1309 North Flagler, Tenet's Palm Beach Health Network and Easton Street Capital announced a $2 billion to $3 billion plan in February 2026. It covers a new Good Samaritan hospital, a hotel, workforce housing and a longevity center. It also includes two for-sale condominium towers of about 150 units each, master-planned by Skidmore, Owings and Merrill.
As of the latest reports no application had been filed, the site is not zoned for the proposed heights and residents have organized against it. Both sites are watch items rather than purchase opportunities. Hotel-condominium structures bring rental and use restrictions that a buyer should read before reserving.
Register early and read the approvals before reserving
Registering interest before a launch costs nothing. It gives earlier access to floor plans and initial pricing, and initial pricing can move quickly. The Ritz-Carlton Residences, West Palm Beach launched from $2.5 million and now quotes from $3 million.
A reservation is not a purchase contract. The 15-day cancellation right under section 718.503 runs from signing the contract or receiving the required documents, whichever is later. Deposits held under section 718.202 are protected in escrow up to 10 percent of the price, and anything above that may fund construction if the contract allows it.
Four checks come before any reservation: the approval status on the city's records, whether the land has closed, whether a construction lender is in place and whether any brand is licensed in writing. An advisor can request a private presentation as each project opens its sales program.
