Maison d'Or is a 19-story boutique condominium of 39 residences planned for 3705 South Flagler Drive in West Palm Beach's South End, on the site of a 1962 building that was bought out and razed in 2025. Kolter Urban and Perko Development Partners launched sales on January 8, 2026 from $5.7 million for two- and three-bedroom homes, with four-bedroom estates from $12.9 million and a full-floor penthouse asking $39.7 million. Groundbreaking was planned for late 2026 and completion is estimated for late 2028.

About Maison d'Or
The tower is approved at 194 feet on a 1.42-acre lot, which makes it about 60 feet taller than Portofino South next door and nearly twice the height of Harbor Towers. That gap is the whole story of its approval. The City Commission voted 5-0 in May 2025 after three hours of testimony from Central Park and Southland Park residents who called it a domino for the corridor. The developer's concessions were a public waterfront path, a dog watering station on Flagler Drive, money for George Petty Park and flood protection.
10 Design, a Hong Kong-founded practice, drew a stepped tower with deep terraces on every level. Hirsch Bedner Associates, a hospitality firm, designed the interiors, and EDSA the landscape. The intent is a building that reads like a private hotel with 39 keys.

Eight floor plans run from 2,770 square feet to the 10,190-square-foot penthouse. Levels 4 through 14 hold two- and three-bedroom homes, levels 15 through 17 the four-bedroom estate collection, level 18 two lower penthouses and level 19 one full-floor residence with four bedrooms, six baths and 11-foot ceilings. Every residence faces east over the Intracoastal to Mar-a-Lago and the island's south end.

Who is building Maison d'Or
The developer entity is PK Flagler House LLC, a partnership of Perko Development Partners and Kolter Urban, the condominium arm of the Kolter Group that built Water Club in North Palm Beach, Seaglass in Juno Beach and 5000 North Ocean on Singer Island. Kolter is the most experienced boutique-tower builder in the county. Sales run through the developer's own team at a gallery on South Dixie Highway; outside brokers are welcomed.

Maison d'Or location
The South End of Flagler Drive, south of Southern Boulevard, is a row of 1960s and 1970s condominiums between the water and the Southland Park and Central Park neighborhoods. Maison d'Or sits between Portofino South and the Flagler Yacht Club, directly opposite Mar-a-Lago. The Southern Boulevard bridge to the island is minutes away; downtown is about two miles north. In July 2026 the city froze redevelopment of seven neighboring older buildings for six months to study an overlay, so this block will be the newest tower on the stretch for years.

- As of September 2026 the developer acknowledged only a handful of contracts eight months after launch, and groundbreaking had slipped from fall 2025 to late 2026. Ask what sales threshold triggers construction financing.
- Marketing says 19 stories and the approval says 18 stories at 194 feet; the address appears as both 3705 and 3773 South Flagler. Get the recorded documents.
- The 2025 rezoning drew sustained neighborhood opposition and the city has since paused rezonings on adjacent properties. Policy risk on this corridor is live.
- Thirty-nine owners will carry a hotel-scale amenity program. Review the proposed association budget before you weigh the price per square foot.

What does Maison d'Or cost?
Two- and three-bedroom residences start at $5.7 million. Four-bedroom estate residences on floors 15 through 17 start at $12.9 million. The full-floor penthouse on the 19th level, with 10,190 interior square feet, is listed at $39.7 million. Trackers show non-penthouse units between about $5.8 million and $15 million.
Has Maison d'Or broken ground?
Not as of mid-October 2026. The old Flagler House was demolished in October 2025 and the developer told the Palm Beach Post that groundbreaking was planned for October or November 2026. Estimated completion is the fourth quarter of 2028, which assumes a roughly two-year build.
What is the view from Maison d'Or?
East across the Lake Worth Lagoon to Mar-a-Lago and the estate section of Palm Beach's south end, with the Atlantic beyond the island. North-facing terraces see the downtown West Palm Beach skyline. The stepped design puts a terrace on every level so the view is not limited to the top floors.
Why was the project controversial?
Height. The approved tower is 194 feet on a street where the neighbors are 101 and 135 feet, and residents of the single-family neighborhoods to the west argued it would set a precedent for the whole corridor. The commission approved it with public-benefit conditions, then in 2026 paused redevelopment of seven neighboring properties to study the corridor.

Kolter Urban has delivered more boutique waterfront condominiums in Palm Beach County than any other developer, including Water Club and Seaglass. 10 Design is the architect, Hirsch Bedner Associates the interior designer and EDSA the landscape architect.
