The Arkona Court tower is a proposed 25- to 26-story building on a half-acre at 201 and 203 Arkona Court, just east of Olive Avenue near the Norton Museum, by Easton Street Capital and 1789 Capital. The plan by SCB stacks 16 full-floor residences of roughly 5,000 to more than 6,000 square feet starting around the 11th floor, a two-level penthouse, 16 guest suites on two floors and a private club. Rob Frisbie Jr. has said most residences should sell for about $20 million, South Flagler House territory. Only a June 2026 pre-application has been heard.

What is proposed

One residence per floor is the rarest format in West Palm Beach; only penthouses elsewhere offer it. Here it is the whole building, with an owner's guest suite on the sixth or seventh floor for each household and a club of 7,000 to 10,500 square feet depending on the source, which the developer has said would extend free memberships to local nonprofits. The city's pre-application record describes a rezoning from MF-32 to a residential planned development with waivers for 25 stories and 16 units on about half an acre.

The site shrank before it was filed. Owners at Norton Park Place, the 1984 building at 1501 South Flagler, declined to sell, which limited the tower to the Arkona Court parcels behind the waterfront.

Arkona Court Tower location

Arkona Court is a short street between Olive Avenue and Flagler Drive in the 1500 block south of downtown, steps from the Norton Museum of Art and Palm Beach Atlantic University. It is one row back from the water, so the views from the upper floors run over Norton Park Place to the lagoon and the island.

Before you place a deposit

  • Only a pre-application has been heard; no formal application appeared on city review agendas through late September 2026.
  • The project needs a rezoning with waivers for 25 stories at a time when the city has pulled back on height near the waterfront.
  • Published figures differ on stories, residence size and club size; treat every number as a concept until a site plan is filed.
  • No pricing, deposit schedule, sales team or date exists; the 2029 delivery seen online is a third-party guess.

Who it suits

  • Buyers who want a full floor with no shared corridor and a private guest suite in the same building
  • Owners priced for South Flagler House who want a sixteen-household building instead of a hundred
