About Salato Residences

Salato rises 9 stories on a 1.33-acre corner at Briny Avenue and SE 4th Street, with a 2,700-square-foot commercial space on A1A that the developer is leasing to a restaurant. 4 semi-private elevators serve 40 homes, so each lobby is shared by a handful of neighbors. Residents can self-park as well as use the valet, which is unusual for new oceanfront buildings in Pompano.

U.S. Development closed a $73.8 million construction loan in 2024 with Kast Construction as general contractor, topped off in May 2025 and finished in May 2026. The developer reported 40% presold at the loan closing and more than 70% sold by September 2026.

Salato Residences residences and prices

There are 4 plans, all 3 bedrooms and 3.5 baths: the east-facing A at 2,132 square feet, the north-east corner B at 2,308, the north-west C at 2,106 and the south-west D at 3,354 with a 746-square-foot terrace. Terraces are 14 feet deep throughout, deep enough for a dining table and a lounge area. Living areas have 10-foot windows and sliding doors.

Kitchens have European cabinetry and Sub-Zero and Wolf appliances, floors are Italian porcelain tile and primary baths use quartz and Kohler fixtures. Some penthouses are 2-story homes with a floating staircase, and the building's top sale so far was a 2-story penthouse at $5.495 million in June 2026.

The building is a short walk south of the Pompano Beach pier, the Fishing Village restaurants and the city's beach garage, on the stretch of Briny Avenue that runs along the sand. History

The site held a 1951 apartment building. U.S. Development's affiliates bought it for $9.7 million and filed the project in 2022 as Briny Residences, with smaller homes. It was redesigned and relaunched as Salato in 2023 with delivery promised for 2025; the loan in 2024 reset the target to late 2026, and the building finished in May 2026.

Before you place a deposit

  • Rentals of less than 30 days are allowed through the building's rental program or an approved rental agent, so some neighbors may be short-term guests. Read Section 17.9 of the declaration.
  • Estimated first-year assessments run about $2,630 to $4,150 a month with reserves, and many resort services are billed separately.
  • The ground-floor commercial unit, planned as a restaurant, holds 5 votes in the association. Ask how its costs, hours and parking are separated from the residences.
  • The availability grid on the official site still showed 17 homes unsold in October 2026, while the developer says more than 70% are sold. Ask for a current inventory sheet.

Who it suits

  • Buyers who want a new 3-bedroom they can move into now rather than a pre-construction contract
  • Owners who want a small building with few neighbors per elevator and the option to park their own car
  • Part-time residents who may want to rent through the building's own rental program
