The Good Samaritan Medical District is a $2 to $3 billion plan announced in February 2026 by Tenet Healthcare's Palm Beach Health Network and Easton Street Capital to rebuild the hospital campus at 1309 North Flagler Drive. Skidmore, Owings & Merrill drew the master plan: a new hospital, a longevity center, a hotel, workforce housing and two for-sale condominium towers of 25 stories and about 150 residences each, framed as independent-living residences tied to the medical campus. No site plan or rezoning had been filed by late summer 2026, the land is not zoned for towers, and neighbors have organized against the height.

What is planned

The roughly 27-acre campus at Palm Beach Lakes Boulevard would be rebuilt around a new hospital to the west, freeing the waterfront for the residential and hospitality pieces. The two condominium towers would sit north and south of a circular central structure, each about 150 residences. Some advocacy material describes them at 28 to 30 stories; the announcement said 25.

The residences are pitched as independent living with access to the medical campus and its longevity programs, which makes the likely buyer older and service-driven, closer to a continuing-care resident than a South Flagler trophy buyer. Pricing, unit sizes and a sales team have not been named.

Who is building Good Samaritan Medical District Residences

Easton Street Capital is the Palm Beach firm of Rob Frisbie Jr. and Cody Crowell, Related Ross's partner on South Flagler House and the developer behind the proposed Arkona Court tower. Tenet's Palm Beach Health Network owns Good Samaritan Medical Center, which dates to the 1920s on this site. SOM, the firm behind One World Trade Center and the Burj Khalifa, produced the master plan.

Before you place a deposit

  • Nothing has been filed eight months after the partners said an application was weeks away, and the site needs a rezoning for tower heights.
  • The residences follow a hospital build of about 30 months that would start no earlier than mid-2027, putting any delivery around 2030 or later.
  • Neighbors in Providencia Park and nearby condominiums have organized against the height, and the city has been rolling back waterfront height incentives.
  • Heights are reported as 25 stories in the announcement and 28 to 30 in advocacy materials; unit counts are approximate.

Who it suits

  • Buyers who want new construction with medical care and longevity programs on the same campus
  • Owners tracking the mid-corridor waterfront who want early notice of a launch

Questions

Questions buyers ask about Good Samaritan Medical District Residences

Are condos planned at Good Samaritan Medical Center in West Palm Beach?

Yes, as part of a proposal. When could the Good Samaritan condos be built?

Not soon. The hospital comes first, with construction targeted to begin by mid-2027 and run about 30 months. The residential towers would follow and also need a rezoning the site does not yet have, so delivery before 2030 is unlikely even if approvals go smoothly.
