Jeff Greene's Currie Park towers are the longest-running unbuilt proposal on North Flagler Drive: two 30-story buildings by Herzog & de Meuron on about 4.5 acres at 2175 and 2251 North Flagler, directly across from the park. Greene first floated towers of nearly 400 feet in 2021, the Planning Board approved a 350-foot version in 2023, the city never issued final site-plan approval, and in October 2025 Greene sued under the Bert Harris Act seeking either the approval or up to a billion dollars in damages. A February 2026 agreement tied to a Currie Park land swap and a $6 million payment reportedly secured the height. Reported unit counts range from 76 large residences to about 170 averaging 4,000 square feet. Nothing is for sale.

Inside Jeff Greene's Currie Park Towers
What is planned
Greene described the residences as mansions in the sky, large flats averaging around 4,000 square feet with 5,100 square feet of retail at the base. Herzog & de Meuron, the Swiss firm behind the Tate Modern and 1111 Lincoln Road in Miami Beach, is the architect, which would make this the corridor's most architecturally ambitious building if it proceeds. The 2021 plan required changes to the Currie Corridor rules that then capped buildings at 15 stories; Northwood Shores residents have opposed the height since.
The dispute
The city at one point proposed cutting the approved height from 350 feet to 111 feet. Greene's lawsuit argued the delay was an unlawful taking. The February 2026 resolution reportedly exchanged 0.86 acres of Greene's land at 2323 North Flagler for 0.35 acres of city parkland, with Greene paying $6 million for height bonuses inside a 15-year window, while his separate One West Palm towers downtown faced a $5 million penalty for completion delays. Final approvals, a sales program and a timeline remain outstanding.
Jeff Greene's Currie Park Towers location
The 4.5 acres run north from the Terra and BH parcel at 2085, which Greene is selling for about $100 million, along the park frontage. Combined with Rosewood Residences at 2001, the Currie Park waterfront could hold four or five new towers. Greene has said the corridor is the best remaining land in Palm Beach County.

Before you place a deposit
- Active litigation and an unresolved site plan. The February 2026 agreement is a step, not a building permit.
- Unit counts are reported as 76 and about 170; parcel addresses as 2251 and 2501. The program is not settled.
- Greene's downtown towers drew a city penalty for delay, which is relevant to any promised schedule here.
- No pricing, no sales team, no gallery. Any price you hear is speculation.
Who it suits
- Buyers who want a Herzog & de Meuron residence and accept that it may be years away or never built
- Owners and buyers nearby who need to understand the entitlements on the largest undeveloped parcel on the corridor
