The 2085 North Flagler towers are a proposal by Terra and BH Group for two 31-story condominium buildings with 281 residences on a 1.55-acre waterfront parcel directly across from Currie Park. The developers are under contract to buy the land from Jeff Greene for about $100 million, a lot Greene bought for $1.5 million in 2014, and filed a concept in June 2026 with residences of 1,065 to 4,510 square feet over 4,400 square feet of retail and a 362-space underground garage. The Palm Beach Post has reported a St. Regis brand; the developers have not confirmed it. Nothing is approved and nothing is for sale.

What was filed
About 440,000 square feet across two towers, one topped by a penthouse and the other by a rooftop amenity level, with amenity floors on the third and ninth levels including a ninth-floor pool deck. The site sits in the Currie Corridor zoning that allows up to 350 feet, which is why it is one of the few parcels on the stretch where a 31-story building is possible without a waiver fight. Terra told reporters the plans are still evolving.
Who is building 2085 North Flagler Towers
Terra is David Martin's Miami firm, co-developer of Mr. C Residences downtown; BH Group, led by Isaac and Liat Toledano, is Related Group's partner on the Ritz-Carlton and Rosewood towers a block south. No architect has been named; one tracker credits Herzog & de Meuron, which is a confusion with Jeff Greene's separate proposal on the adjoining parcels.

The parcel adjoins Rosewood Residences at 2001 North Flagler to the south and Greene's remaining 4.5 acres at 2175 and 2251 to the north, all facing Currie Park and its planned $35 million renovation. Northwood Village is directly west. If both Greene's towers and these are built, the block will hold four towers of 30 or more stories.
