La Fontana is a 1961 cooperative of about 140 units at 2800 North Flagler Drive that Orlando developer Unicorp National Developments has agreed to buy for about $200 million, roughly $1.4 million per unit and close to the asking price. Unicorp's president Chuck Whittall confirmed to the Palm Beach Post in August 2026 that he plans a two-tower complex with an ultra-luxury hotel and a hotel-branded condominium. Closing is expected in 2027. There is no design, no brand, no filing and no unit count, which makes this a watch item rather than a building.

What is known
Bulk co-op sales on Flagler are the mechanism by which the corridor's 1960s buildings become towers, and La Fontana's price is the benchmark: the earlier Adelson attempt to buy La Fontana and Portofino together collapsed, and BEKO Equities' $295 million offer for Portofino South and Terra's $100 million offer for the Regency Surf & Racquet Club were pending when this deal was struck. Whittall told The Real Deal he was investigating all development possibilities.
Unicorp is best known for retail and mixed-use projects in Central Florida and for the Wyndham Grand in Clearwater. A hotel component would make this a condo-hotel structure, which carries different rules on rentals, financing and association control than a residential tower.
La Fontana Redevelopment location
The 2800 block sits between the Currie Park cluster to the south and the Rybovich marina district to the north, across from the Northwood neighborhoods. It is the same stretch where the city imposed a 300-foot cap north of 44th Street in 2025 and where the Planning Board turned down Alba Reserve in 2026; any tower here will face that review.
