The Residences at 464 Fern Street is Related Ross's fourth residential project in West Palm Beach and its first downtown: a 25-story tower of 194 two- to four-bedroom residences designed by Roger Ferris + Partners, filed with the city in June 2026 for the 2.64-acre block bounded by Fern Street, Gardenia Street, South Dixie Highway and South Quadrille Boulevard. Related paid $55 million in May 2026 to 13th Floor Investments, Wexford Real Estate Investors and an L&L Holding affiliate, which assembled the land for $27.2 million and keep equity in the project. The filing is in review, no pricing exists and sales have not opened.

Inside Residences at 464 Fern Street
What was filed
The plans describe a tower of about 316 feet with 194 residences, 486 parking spaces and 4,343 square feet of commercial space at street level, replacing a 25-story, 372-unit rental tower the previous owners entitled but never built. Early reports in April 2026 had described 100 to 130 boutique residences; the June filing nearly doubled that. Coverage calls it a condominium, though the filing itself does not state tenure. The Plans and Plats Review Committee reviews first, with further boards and a City Commission vote to follow. The block is a few minutes' walk from Rosemary Square, the Brightline station and the Okeechobee office corridor where Related Ross controls most of the new towers.
The timing matters. The city's Downtown Master Plan rewrite, advanced in September 2026 and headed to the Commission in late October, keeps 25 stories available away from the waterfront with workforce-housing benefits, which is exactly the kind of site this is.
Residences at 464 Fern Street location
Fern and Gardenia Streets sit just north of Okeechobee Boulevard between Dixie Highway and the Quadrille curve, two blocks from Banyan Tree Residences and three from Mr. C. It is the center of the downtown residential cluster and not on the water; views would be the skyline and, from upper floors, the lagoon. At 194 residences it would be the largest condominium downtown, larger than the Berkeley on Clear Lake.
