Inside Opus at 701
About Opus at 701
The site is 0.78 acres at 623 and 701 Bayshore Drive. The tower rises 144 feet, the most the Intracoastal Overlook district allows with commission approval, on a floorplate of 13,967 square feet. Vertical frames break up the balconies and rise 14 feet above the roof. The 2 garage levels hold 114 spaces behind slatted screening, and a sculptural concrete porte-cochere covers the drop-off.
Because the street sits near 2 feet above sea level, the drop-off is raised to 4.5 feet and the lobby to base flood elevation plus 1.4 feet, reached by steps or a lift. The back-out parking now on Bayshore Drive will be replaced with a sidewalk and street trees.
Opus at 701 residences and prices

History
The site holds the Manhattan Tower apartments, which a recent city architectural survey flagged as a potential historic landmark, and a motel at 623 Bayshore that may contribute to a historic district. Engineering and historic assessments filed in February 2026 found serious structural decay in the tower, and the developer will place a 36-inch sculpture of it at the new entrance. The city requires photo documentation before demolition.
