The approvals
The owner first planned a 10-unit building and in November 2022 won an ordinance vacating part of Valencia Street to enlarge the lot. The current 21-unit design went to the Development Review Committee in June 2025. On October 21, 2026 the Planning and Zoning Board is scheduled to hear the beach development permit, with requests for height above 120 feet and reduced tower stepback, rear and side yards.
