The Villas at The Belgrove are 22 three-bedroom resort residences inside the Belgrove Resort & Spa and the Dutchman's Pipe Golf Club at Banyan Cay, on Lake Mangonia in north West Palm Beach. Witkoff and Access Real Estate, Len Blavatnik's property arm, developed them under Marriott's Autograph Collection Residences license, with architecture by Randall Stofft. Each villa is 2,459 square feet with 632 square feet of outdoor space. Construction was finishing in autumn 2026, and three villas remained with the developer at $1.975 million to $2.275 million, down from $2.46 million at launch.

The Villas at The Belgrove residences and prices
Every villa follows one plan family: three bedrooms, three and a half baths, 10-foot ceilings and an open living area that opens to a terrace. Owners can buy hotel services a la carte, housekeeping, concierge, valet and in-residence dining from the resort, and receive club privileges, with golf initiation sold separately. The original plan called for 44 villas; it was halved before the 2025 launch.
Pricing has fallen. The launch in June 2025 opened at $2.46 million; by March 2026 the entry was $1.975 million, and some resale listings have sat for more than 200 days. That is the market telling you something, and it is also the opening for a buyer negotiating with the developer for the last three homes.

Who is building The Villas at The Belgrove
Witkoff, founded by Steven Witkoff and run here by Alex Witkoff, and Access Real Estate bought the roughly 200-acre resort in January 2024 and refinanced it with Apollo in 2025. Randall Stofft Architects designed the villas with interiors by David Lucido. Sales moved from Compass Development Marketing at launch to Corcoran Sunshine in 2026.

The Villas at The Belgrove location
Banyan Cay sits on Lake Mangonia in the north end of West Palm Beach, about a mile and a half inland from North Flagler Drive and Northwood. The 150-room Belgrove hotel opened in late 2024 and the Jack Nicklaus-designed Dutchman's Pipe course wraps the villas. It is a golf-and-lake address rather than a lagoon one; Palm Beach International Airport is about fifteen minutes south.
