About The St. Regis Residences, Bahia Mar
Arquitectonica designed curving glass towers that the developer describes as 2 condominium towers and a resort tower, all on a podium over the marina parking. The Private Residences tower is 23 stories and 270 feet with its own porte-cochere and lobby; the resort tower is 24 stories and 300 feet with a 200-room St. Regis hotel below the Resort Collection homes. EDSA is landscaping more than 10 acres.
The project was announced in October 2024 as a 2-phase, $2 billion plan with 2 residential towers of 160 homes. The official site now describes 80 residences in a private residential tower, which suggests one tower is being offered first. No groundbreaking date has been published.

Private Residences have 3 or 4 bedrooms and 2,600 to 3,550 square feet inside, with keyed elevators opening into each home, about 10-foot ceilings and terraces facing both the ocean and the Intracoastal. The plans in the developer's sales presentation run from a 3-bedroom-and-den of 2,611 square feet with a 284 square foot terrace to a 4-bedroom-and-den of 3,550 square feet with a 1,286 square foot curved terrace, on floors 3 to 23.
The Resort Collection is 106 furnished homes of 1 to 3 bedrooms and 1,160 to 2,737 square feet within the hotel tower, including 2 duplex penthouses with a private elevator and pool. Owners get 24-hour room service and full access to the hotel. Tara Bernerd & Partners designed the interiors for both, with Sub-Zero and Wolf kitchens and Kallista and Dornbracht fixtures.

The St. Regis Residences, Bahia Mar location
Bahia Mar is the marina between A1A and the Intracoastal just south of Las Olas Boulevard, home of the Fort Lauderdale International Boat Show since 1956. The beach is across A1A by footbridge, Las Olas is a few minutes north and Harbor Drive and the Harbor Beach neighborhood are to the south. Riva Residenze is planned on Harbor Drive at the south edge of the marina.

History
The City of Fort Lauderdale has owned the Bahia Mar land since 1947, according to the property appraiser, and still does. Recent records show a Bahia Mar Community Development District owning the podium airspace and Rahn Bahia Mar LLC owning 7.82 acres of residential air rights above 22.5 feet, recorded in 2024. Tate Capital's Jimmy Tate called the launch the result of nearly a decade of work. How title to each residence is held, and what the community development district will assess, should be read in the prospectus.

The official site lists residences from $3 million. At the October 2024 launch the tower condominiums started at $4.4 million and the furnished hotel residences at $2 million, so the $3 million entry most likely applies to the Resort Collection. Ask the gallery for the current tower price sheet.
How many residences are there?
The 2026 official site describes 80 Private Residences in a 23-story residential tower and 106 Resort Collection residences in the 24-story hotel tower. The 2024 launch described 160 homes across 2 residential towers, and the developer's legal notice still refers to Tower 1, Tower 2 and the resort tower.
When will it be finished?
No completion date has been published. As of October 2026 the developer had not announced a groundbreaking or a construction loan.
Is Bahia Mar on a ground lease?
The property appraiser lists the City of Fort Lauderdale as owner of the Bahia Mar land, with the podium airspace owned by a community development district and the residential air rights by Rahn Bahia Mar LLC. The developer has not published how buyers will hold title, so read that section of the prospectus with your attorney.
Do residents get boat slips?
